New Hampshire Home Staging Advice: Little Details Make Big Impressions

 

At the beginning of each Home Staging Consult I explain to my clients that I will address everything that can be done to improve their odds of a successful sale.  Some of the things I point out seem a bit ridiculous.  

Many times sellers roll their eyes saying "Seriously?  That's going to keep someone from buying my house?"   On their own, little things appear harmless.  On their own, the seller is right, they won't kill a deal.

BUT, numerous little details add up to something big...a bad impression.

 A bad impression will kill a deal.

Small details paint a picture.  Whether that picture is accurate, or not, doesn't matter.  Once buyers form a negative picture in their head, it's there to stay.

 

Just a few examples of little details I've suggested be addressed prior to listing:  Chipped paint on wall corners, dirty light switches, sticky kitchen cabinets, missing hardware, a wire sticking out of the wall where there was once a speaker, ceiling water stains, doors that won't close, a dripping faucet, a hole in the wall inside a closet, cracked tile.

 Small repairs like these are easy to complete, but their importance is often underestimated by sellers.  Once potential buyers form an impression of a house as not having been cared for, they start to question what else may have been neglected.

 Once maintenance is questioned, it lowers the buyer's perceived value of the house.

Sharon - so true!  You and I must have the same mantra when we meet with sellers ... it's the little things that all add up to give buyers either a good impression, or a negative one.

Hi Sharon, I think the little things plant a subliminal message that carries more weight than some of the big things. Great post to get sellers thinking.

Yes...little things DO mean a lot and when they are numerous...to a buyer..they spell NEGLECT...not an attractive feature when considering a purchase...have a great weekend !

Great post, Sharon!  At a recent Staging Consultation, I told the Sellers:  "If you only do ONE thing, please change out that cracked and broken switchplate!"  It was a large one, for four switches, and was the first thing one saw upon entering the house.  What a message to send!

Sally & David:  "Neglect" is the right word...who wants to buy a neglected house???

Joan:  It only stands to reason....if the stuff that shows hasn't been cared for, the hidden stuff probably hasn't been maintained either.

Sharon- call me late but I'm here.  Excellent again.  It is the little things that can add up in a buyer's mind. As we walk through a house there's a tally going on in our heads.  Leaky faucet, cracked tile, broken light fixture.... they all add up to a big "no".

Sharon - I couldn't agree more.  The little deficiencies scream that the house is not well maintained.  A total turn off for buyers.  It's our job to point them out and the seller's job to fix them!

Kristine:  ONE chance...so why do they think they can "see what happens" and then make the improvements later if "they have to."  ????

Sally:  As long as we all do our job, it's going to be fine, LOL!

Debra:  Having a home staging consult provides the seller with a prioritized "to-do" list.  Make their decision much easier to make.

Shar:  Sometimes it's the eye roll and sometimes it's the dead stare.  Either way...not getting it, LOL!

Sharon:  It cost much less to deal with issues prior to listing.  Leaving them for buyers to see is just going to raise questions and doubt, lead to lower offers, or longer time on the market.

Great post Sharon!  Your comment is right on with the little things adding up to a big bad impression.  I am always surprised at the number of little things that we all get used to living with in our homes as live moves by so quickly.  Once the home becomes a product to sell, however, it needs to be in tip top shape.
