It happened again yesterday while touring another Mason Ohio home for sale with one of our buyer clients.  STUFF.  Lots of STUFF.  It's a common problem when either the listing agents doesn't know the harm, or the sellers aren't yet willing to modify the way they live to help the sale of their home.

But here's the thing:

THE WAY YOU SELL YOUR HOME IS DIFFERENT THAN THE WAY YOU LIVE IN YOUR HOME DAY TO DAY!

You can assume many things when selling your Mason home, but one thing you can't assume is that all buyers can visualize what your home looks like empty.  It often takes VERY little to distract a buyer who's touring your home.  From a practical standpoint, they know all your stuff will be leaving.  They know the paint colors can be changed.  They know the carpet can be replaced.  But yet.....it still happens and buyers get deflected because they find:

  • HUGE furniture that makes the room look much smaller than it is.
  • Reminders everywhere that you have pets (and hard to believe, but not everyone is a dog or cat lover).
  • Closets packed to the brim.
  • Basement storage also packed.
  • Garages filled with everything BUT a car.

The list could go on and on.  Bottom line, you may be "shrinking" your home in the eyes of a buyer.  BEFORE you put your home on the market, seriously assess what you need day to day, and if you don't need it, consider packing it up and storing it.  Whether a rental unit or at a friend's, it's best to remove what you can do without.  After all, you're going to have to pack up later anyway, right?

The most frustrating is when sellers say that taking care of neglected maintenance items is too much hassle - I guess they think buyers will be eager to do that for them! (Not!)

Marte, Exactly the thought process of buyers that see that.

Bet, True!  At that point, it's sticks and bricks, and you hope that your arrangement of sticks and bricks is better than your competitors for the similar price and location.

George, We'd have to make changes at OUR house if it was going on the market (but it's not!).

Jane, Definitely.  It starts before the door ever opens and goes from there.

Lou, Crowded House was a band I enjoyed back in the 80s, but it's a bad description for a house for sale.

Kathleen, Exactly!  Many of our sellers have heeded our advice and prepped their homes prior to going on market, and a key element of that was getting extra items GONE!

Brenda, Some buyers are a little deficient on imagination, so making it easy is critical.  Extra stuff begone!

Anita, Same here!  We can try to talk logic to them, but emotion is heavy during the home hunting process.

Nancy, I think we're down to two classes of buyers:  Investors (who will fix SOME things) and regular buyers, and the regular buyers have moved heavily into the "I want move-in ready" camp.

Bill, Liz, simple rule for staging the home - remove clutter or even simpler, as William said in his comment - less is more.

And I am sure Mason residents are lucky because Bill and Liz are there - to guide them when they are ready to sell their homes.

Rich, Definitely a common occurrence to see overly stuffed homes.  Whether it is collections, excessive family photos or allegiance to the "wrong" sports teams for the area, we see it time and again.

William, And the right goal to have too!  We're not looking to get to the point that the buyers question if anyone lives there, but at the same time an entire wall of baby pictures is probably not a good thing either.

David, Garages can be important parts of the home purchase, and having all the extra stuff in there reminds people the home doesn't have enough room.

Praful, Removing clutter is a key start.  Extra pieces of furniture can fall into the same category.

Good morning Bill and Liz - sellers all need to read this post! Clutter is the biggest distractor in a home, and buyers just can't seem to see past it! You won't sell your home for its full value if you don't get rid of clutter!

Conrad, We've been in the position that the sellers just won't listen.  Their way or the highway, and then we as their agents have to make the call whether or not we still want the listing.

Good Morning Bliz, I showed a home yesterday where their master bedroom closet was overflowing with clothes, shoes all over the place which made the closet look very small. Sure enough, buyers did spend some time talking about lack of closet space! Fortunately, they were able to see beyond the clothes and shoes but not all will!

I went on a listing appointment recently. The seller told me he was a borderline hoarder. He was wrong. He was a full-fledged hoarder. I told him everything would have to go. Fortunately, he was okay with that as he had already moved to his new home. When I asked how long it would take? He said two weeks. Really?! It actually took him two months. The home was vacant but that was better than the way I saw it at the listing appointment. We close next week.

Beth, We see the same on a regular basis.  Most sellers probably don't realize how much emphasis gets placed on the master closet by some buyers.

Tammie, Congrats on the closing!  We've encountered some sellers like that, unfortunately their attitude was pretty much a take it or leave it, and the buyers chose to leave it.

This is a very good post.  When a house is very cluttered, I try to show them pictures of homes that were staged to really drive the point home that their property will show much better uncluttered.
