PHOENIX PROPERTY MANAGEMENT DOES MAKE A DIFFERENCE WHEN A PERSON IS LICENSED IN REAL ESTATE
I have been pursuing an investor that has a large portfolio of homes to manage for over a year. The owner hired a unlicensed person to manage the portfolio. That means this person was handling monies on behalf of the owner with no recourse if any monies were missing. Furthermore, this person was conducting real estate without a license. How scary is this scenario? How did I finally win over the owner for the business? Fellow NYer here-we never give up.
The owner finally realized they needed professional Phoenix Property Management representation after a year of pursuit. I asked the owner what changed their mind. They said, "I got tired of doing all the work!" Phoenix Property Management can be grinding at times. However, we have learned to do it on a consistent timely schedule each and every month.
So, I took over two-thirds of the real estate portfolio. Here are some of the problems that I had to address immediately as a professional Phoenix Property Management Manager
- People not paying rent
- Tenants in a unit that owner did not know about(How did that happen?)
- Repairs from various tenants
- Make all tenants pay on time with us and not the owner
- Evictions and obtaining the judgment
- Renting out vacant units to increase cash flow
- City violations
Where are we 30 days later?
- All repair issues have been addressed
- All tenants not paying have been sent to evictions
- All monies collected going to owner by 15th same month
- All vacancies being marketed and shown on a consistent basis
Finally, we have more work going forward. It takes time to turn the "Titanic" around in a real life scenario. However, it can be done and we do it every month at Phoenix Property Management.
