Azusa CA - Crystal Canyon Condos and Townhomes For Sale Market Update
This is a summary of Crystal Canyon condos and townhomes currently for sale as of October 15, 2013(according to our local multiple listing service statistics). The 228 home Crystal Canyon community has both single level condo and two story townhouse style units on beautifully landscaped grounds with San Gabriel Mountain views in the city of Azusa. The numerous common area amenities include lighted tennis courts, swimming pool, spa and lounge area. There is guest parking available throughout the professionally managed complex.
The single level condo units have either one bedroom/den/one-and-one-half baths up to two bedroom/two bath floor plans. The condos are arranged in two story buildings comprised of eight homes. They have either a balcony or patio space as well as inside laundry connections. Upper level units have higher ceilings. Parking is one enclosed garage space and one assigned open space.
The townhomes are larger with two or three bedrooms in two story floor plans. Additionally there are fireplaces, vaulted ceilings and direct access to an attached two car garage.
The location is close to the Azusa Greens Golf Course and to the redeveloping Downtown Azusa shopping area. A station of the Gold Line light rail station is planned to open in 2015. There is also easy access to the Foothill(210) and San Gabriel Valley River(605) freeways. The master planned Rosedale community which is under construction is just to the east of the Crystal Canyon community.
There are currently no properties available for sale at Crystal Canyon. Four are in escrow. According to our local multiple listing service there have been 13 Crystal Canyon properties sold year-to-date 2013. The closed transactions ranged in price from $177,000 to $360,000 with an average sales price of $248,296(median $230,000). The average price per square foot is $223.38. The average sales price versus last list price year-to-date has been 100.85% with nearly 70% of those sales occurring at or above list price.
For the total year 2012, there were 17 Crystal Canyon sales. The transactions ranged in price from $160,000 to $320,00 with an average sales price of $210,540(median $205,200). The average price per square foot in 2012 was $181.51.
