Sellers - Did you see your Listing in the MLS for your Home?

 

New ListingWith home buyers searching the Internet for their home, these listings are plastered all over many web sites.      They are searching for certain specific criteria in their Dream Home in the neighborhoods of their choice.

 

If the listing has erroneous information in the listing, or criteria left off that could possibly sell the listing you just lost buyers.    This week I found two condo listings with over 2 acres....thinking that was an oversight.      Taking as many photos as possible to show off the new listing is critical.   In Denver, we can have up to 35 photos, and why not take advantage of this!    Some smaller properties may not have as many photos, so maybe the neighborhood or community photos should be added.     How many times do we see dark photos of rooms or photos of a dining room table.     The table does not transfer, wouldn't the dining room be a better photo?   There are many photo editing programs to adjust the exposure of these photos.   Vacant homes are tough to photograph, but you can give the buyers an idea of how large the room is - without a photo of the corner!  My favorites are the ones with NO PHOTO.   The sellers are missing out on the best buyer by not having photos!

The remarks for this new listing must have a good description of the home, walking the buyer through visually and misspellings need to be corrected!    You only have one chance to grab that buyer so they want to view the home!   

 

Sellers - review your own listing to be sure the pertinent information is in the listing, and the photos properly represent your home.   If not, make a call!

I think it is laziness or ineptness that makes agent do such a poor job. Either way it is unfair to the seller.

Joan, photos are very important to buyers searching online. One of our minimum listing standards is professional photos.  It's so important that we've hired an in house  photographer and Digital Media Specialist.

Joan- I am amazed when I see some of the photos on the MLS and I often wonder if the seller ever takes the time to see these as well as check out the information.

Joan -- A great reminder to get feedback from the sellers.  I have the seller look at the photos and the listing... and then we make whatever improvements that will contribute to the successful marketing of the home.

I always like to see a photo gallery when I look a property up on line prior to an inspection.

Once, years ago, when we sold our house, the listing information has a LOT of incorrect stuff!

Good Morning Joan: You are absolutely correct. Buyers are busy like the queen bee browsing online and their short attention span will detract from listings with unattractive pictures or lack of pictures.

Joan, there is one listing in my area that didn't have photos until it had been on the market for almost four weeks (except for an arial from public records) and the remarks state that the owner has a "fisty" dog.  Go figure.

To keep myself accountable, I send the MLS sheet AND links to all of my marketing sites so my clients can see exactly what I have done. I will take 20 photos of the same room to make sure I have enough to select from.

Such an oversight to not use as many photos as you can. A picture is worth 1,000 words or $100K!

Joan -- That picture on the left is priceless. Unfortunately, I see similar all too often. Some are so dark you can't even figure out what room it is. Such an injustice to the presentation of the home.

Seems like when I take a bad photo it's all I hear until it gets fixed. I've seen pictures with rear view mirrors in them of $250k homes and they stay in the MLS for a long time.....Unreal

Joan-I like to go back to the MLS system the day after submitting photos to make sure the photos look as good as I thought they did when first uploaded. Sometimes they don't and changes need to be made.

Joan- I am always surprised when I see some listings- the 1s thing I do after I release a listing is to email it to the seller and have them proof the information to make sure it is accurate and also that they approve of the pictures...

Joan, I just got a new listing and wrote an information sheet about the house. Sent it to the seller and he went through the document and market it up.  I was okay with this as he knows more about the house than I do.  He wanted to be sure buyers had great info on his home.

Joan, I always email sellers a copy of their listing immediately upon entering it on the MLS along with the longer, more detailed description I put on my web site to make sure that there are no errors. I also ask if there is anything else they would like to add. I am shocked that all agents don't do this.
