Payback is Heck! Sellers now rule the real estate roost by Richard WeisserIt wasn’t all that long ago those buyers controlled the ebb and flow of real estate negotiations.

Buyers knew that they had the upper hand and they took full advantage of it. Sometimes they even went a little too far leaving exasperated seller no option other than knuckle under or lose the sale.

My, how quickly have the tides turned? Sellers now have buyers clamoring for properties and it seems to this seasoned observer that there is a little air of “payback” in their bargaining disposition.

You can hardly blame anyone for driving a hard bargain. That is their prerogative. One either accepts the tenor of the exchange or moves on.

But in my more than humble opinion pushing the envelope too hard can lead to hard feelings and problems down the road.

 

And sometimes, a disgruntled principal can be an adversary’s worst nightmare!

Richard glad to see you guys have moved towards a Seller's Market in your area, but here in CT it is still very much a Buyers Market, and they continue to beat up on the Sellers.

So true.  Leaving a closing with animosity between the parties and make the buyer very picky and cause ethe seller some future headaches.

Richard, We haven't got to that level in our market yet, but personally I prefer a balanced market, where each side needs to mind their p's and q's instead of either side knowing they can slap the other side silly and all they can do is ask for another serving of abuse.

It's changing here too, Richard... I've witnessed a lot of disgruntled buyers lately who are frustrated because they just couldn't understand low ball offers are a thing of the past. Glad to hear the tides have changed in your area.

Yep, it sure is! Reminds me of the highs and lows with Builders. There were days they didn't want us or need us and their co-op commissions reflected that attitude. Then things dried up and suddenly they were most generous. Today we are at a pretty balanced point.

Agreed. I have a buyer now where the seller could probably use the rising market as leverage further but elected to go along with a lower than contract appraisal.
