Continued strong closed sales numbers for the Jensen Beach FL 34957 Residential Market Report May 2014. Unfortunately pending sales dropped for the second month in a row, which way be an indication of some future weakness in the number of sales. The inventory also dropped significantly making fewer homes available for buyers to have access to.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 2.7 months (3.4 months in April). An exceptionally strong sellers market for Jensen Beach home sales. A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The May 2012 numbers were: 103 active listings, 76 pending sales and 27 home sales closed. Considerably stronger closed sales this year as compared to 2013. I don't believe this level of activity is sustainable in Jensen Beach, as I'm expecting a gradual move back towards a balanced market in the coming months.
