We'll admit, not all our listings sell quickly!  While we may have recently gotten a Lebanon home under contract in 19 days and a Springboro custom luxury home in 80 days, this Caesar Creek State Park area home took a bit longer.  A LOT longer.  Despite offering almost five acres of land, a 3 car detached garage and a pond, this home wasn't cookie cutter.  Two bedrooms and a loft doesn't fit the needs for many buyers.  And a basement not truly suitable for finishing doesn't fit the needs of many.  Not on city water?  A scary fact for some buyers.

But again, we weren't searching for the typical buyers, but that just right fit.  And sometimes despite all the marketing, all the broadcasting to the world that a housing gem exists that doesn't fit the typical mold, the buyers just aren't out there and ready YET!

Fact is when we first started marketing this home, the eventual buyers weren't ready to buy yet.  They weren't even married yet!  But a recent marriage set the stage for them to buy their first home together.  A place with plenty of room and peace and quiet.  With a big garage for his toys and room for her pool.  An offer quickly made before other interested parties could sell their home and make it their own, negotiated and accepted.

Our sellers were flexible and willing to wait the two months needed for the buyers to be ready to complete the purchase.  Today, sale complete and our sellers can close this chapter on their lives and start the next!

We'd like to thank them for the patience to stay with us through the long process to the successful sale of their home!    And if you were watching this home and waiting, sorry, you've missed your chance!  We think the new owners plan to stay a LONG time!

Definitely doesn't sound cookie cutter, but 5 acres, a large garage, AND a nearby pond?  I'd say the new buyers are going to be very happy for a long time.  Congratulations on the sale.

Hey just because its not MAIN STREAM doesnt mean its a bad home as there is a perfect buyer for every home and some without the cookie cutter appeal take a little longer but they absolutely do sell, just like your post shows!

John, A lot going for this property, but also some of the buyers that the home appealed to needed to sell a home to buy, and they weren't having luck with their own out of state home sales.

David, We love the opportunity to sell the unique homes, but it does generally take longer since the buyer market for them is typically significantly smaller.

Laura, And the pictures don't show the home at it's best.  Yesterday the black eyed susans were in full bloom, the greens of the trees and the grass are nice too.

Michael, Sometimes what we have to advocate is lots of patience from our sellers because the only way to speed the process significantly is a much lower price, and that's not always viable for the sellers.

Joe, It was nice meeting the buyers yesterday and knowing the home was going to a couple that would appreciate the home.  We'd had a previous offer from another buyer that was borderline disrespectful and contentious with their demands, and that was even prior to going through the inspection phase.  Suspecting the inspection phase would have also been a hassle.  We still did our best to bring them under contract, but they walked away without agreement when they couldn't get their long list of demands granted.
