Happening For A While.

 

There are many times when we get a call for the first time to look at a problem that has been discovered. The discovery may be by the tenant, homeowner, management or even a tradesman. But just because it is the first time that I have heard of the problem does not mean it has not been around for quite some time.

We got a call from the property manager to look at an area above the sliding glass door because it leaks when it rains. Not an uncommon request. Strange to be hearing about this one now, we have not had rain in quite a while in the Region. So I took a look at the area above the door.

I did see some minor staining and loose texture. More importantly was that the area had been poorly patched by someone else. The bad patch caught my attention, poking around the site proved that the problem has been going on for a while. Rather than fix the problem, a quick cover-up patch was done.

We can schedule some testing to find the source of this problem. There does not seem to be a great urgency, we are in a drought ya know!

Yes, it's best to get to the source.  Otherwise it keeps happening and gets worse & worse regardless of interior cosmetic patch.

Tom, sometimes when a problem becomes visable you realize that it is just the tip of the iceberg! Better to take care of it sooner rather than later once it comes to your attention.

You are right Kathleen Daniels but here is what I see done. The work is patched up improperly and thought to be okay, then it rains and leaks again.

Tom - finding the root cause rather than putting on a Band Aid makes the most sense.  Someone was trying to save money which doesn't save at all

Very common in the multi-family industry.....put a band-aid on a broken arm rather than a splint or a cast.
