A seller calls and says "Here we go again". As I pondered what he was talking about, he starts with his take on the sharp decline in the stock market. I watched all the morning shows today getting some insight if this is here to stay or just a correction that soon will be right back on its steady track. The good news is the Real Estate Market should not be affected by the swings on wall street.

 

The facts are interest rates are still ultra low.  with a slow but steady increase in values Buyers are ready and willing to purchase to take advantage of both that will not get any lower. Interest rates will only go up and so will home prices. Buyers want to beat an further increase and get into their dream homes now in the  Manchester NH area.

 

The factors that affect the Real Estate market most, are interest rates and consumer confidence. Not every American is doing as well as the stock market.  Not every person is in the stick market. The middle class is getting crushed in increases in their health insurance rates. They have little faith in Washington. The market "correction" will not impact he every day buyer in my opinion unless it goes beyond a correction.  If it impacts interest rates then the story changes.

As long aso folks can stay employed, and interest rates remain low, there ought to be  buyers who wish to purchase homes.  However, several other market downturns did significan't affect housing.  The Fed could do a great deal by delaying any consideration of raising interest rates, at least during this volatile time!

 I think we'll see a drop in consumer confidence for half a second until things level off but I don't see a major hit to the real estate market coming. Interest rates are low. Inventory is low most places. People aren't in the financial binds that they were in seven years ago. The people that have purchased homes in the past 3-5 years can legitimately make their payments(for the most part). We're on much better financial footing as a Nation than we were in 2008.

Real Estate continues to be a good investment.  Buyers are better qualified today and many  investors are paying cash.  Investors getting loans are in a stronger financial position than those in the past. I think this is a temporary situation and this too shall pass!
