Three Important Aspects of Great Real Estate Photography

Joseph BanksMy team continues to enjoy great success in attracting buyers to our listings.  One of the dominant factors in drawing folks to our listings is the photography we produce.  Joseph Banks *that's him to the side) has really went head first into photography and he does an awesome job taking pictures for our listings, massaging them and getting them uploaded into each MLS.  This is no simple feat as each MLS has its own nuiances for picture sizes and upload process.

 

When it comes to real estate photography, we constantly tackle three important aspects of the task.

  1. Take as many shots as possible.  Each of our MLS allows us to upload 25 images.  Online sites like Zillow and Trulia allow us to upload even more images.  Research shows that the more images you have the more buyers will stop and spend time with our listings.  When the property is one small, such as a one bedroom or studio condo, you have to be more creative.  Just continue to be as creative as possible to get as many shots as possible.
  2. Arrange the pictures so that they tell a story and lead you through the home.  Start at the street coming up the driveway or in the parking deck and lead up to entryinto the condo.  Walk the viewer through the property inside and out with pictures.  Buyers absolutely love and we heard on several occasions how our photography sold the buyer on the home or the seller on listing with our office.
  3. Capture key features of the property in the pictures.  Show the pool, the tennis courts, the golf course, the shopping and eateries in walking distance.  Show the hardwood flooring, the stainless steel appliances, the backsplash in the kitchen, the hand installed tiles, the balcony or deck, the concierge desk in the lobby, the gates at the opening of the subdivision....all things that buyers will zero in on   when viewing pictures online.  Sometimes it can be the most simple thing that captures the buyer's eye through the pictures.  The view of spacious front porch for example is much appreciated here in the Southern United States.  

We always want to do our best with our photography, and we continue to do better on our photography day by day, listing by listing.  It is a part of our value add to our clients.  Hats off to Joseph for the great work he does to make our team shine in front of our clients.

Bob I pay professional photographers when it comes to listing a high end property or a Condominium or a Home... generally with land I take may own pictures and still call in a Drone Photographer again a professional... my expertise is Real Estate.... not photography...but it is beneficial to get help like this, Endre

Good advice.  We normally have professional pictures taken to ensure we are putting the best listing package together possible.  We are working towards doing this ourselves, with practice and better cameras, to reduce costs and appreciate the advice.
