All Things Work Out in the End
Today was the final walk through on ahome my buyers are closing the first of the week. She was all smiles and said she loved her new home. The children were excited seeing their rooms and looking for bugs in the backyard.
This will conclude a several month search for a home. The buyer actually started with another agent and wasn't happy and ended that relationship. She felt like she wasn't getting prompt service and lost many homes because the agent wasn't responsive.
She googled her favorite neighborhood and found one of my blog posts. She researched my ActiveRain profile and then gave me a call. We talked for a bit and then she asked me if I would be her agent. She told me how she wanted her agent to work and asked if that was agreeable. It was reasonable and what any serious buyer would and should expect.
Immediately I sent over a list of properties and found out she had already seen most of them. Several others that would have worked were now pending and this was the rub. She had missed out on some good listings and didn't want that to happen again. She was very interested in one neighborhood and one school zone only.
As the weeks progressed I sent other lists. I encouraged her to consider other neighborhoods and school zones as there were no homes available in her desired neighborhood. She began to be open minded and targeted a few possibilities always driving by and checking out the area before wanting to see inside. In the end, she didn't like any of them or they were over her price range.
Then one day a new listing hit the market. It was in one of those neighborhoods and school zones I had suggested she consider. She asked to see it and I asked her how soon was she available. Within a few hours I showed her and her husband the home.
I knew instantly they liked it. At the showing I spoke about the homes she had lost and suggested they give serious consideration to making an offer. An hour later she called and said they were ready. I told her I would do it right then as I didn't want them to lose out again.
Thank goodness for my online forms and electronic signing. I had it all signed and on the way to the listing agent within a couple of hours. The next morning we had a small counter and then an acceptance.
Losing a few houses can be a blessing because when the right one comes along the buyers knows it's the one and spring into action. I know they will enjoy their new home, It suits them to a T.
