This is a real estate market activity report for The Madison condos located at 227 South Madison Avenue in Pasadena. I will share information for activity so far in 2016 along with a recap of full year sales for the three previous years. All statistical information in this report has been gathered from our local multiple listing service(mls) and may not reflect all transactions in the complex.
Built in 1982, The Madison features 17 units in a variety of two bedroom floor plans, some with a loft area which can be bedroom three. Interior amenities(vary by unit) include: in-unit laundry connections, fireplaces, wet bars and balconies/patios. Common area features include: gated subterranean parking, pool, spa, sauna and fitness center.
This portion of Madison Avenue(between Del Mar Boulevard and Cordova Street) is in the heart of a vibrant Pasadena lifestyle. Dining, shopping, entertainment, culture and the best in higher education are practically just steps away. Nearby you can enjoy South Lake Avenue, Pasadena Playhouse District, Paseo Colorado, Pasadena Civic Center and Old Pasadena. Multiple freeways are convenient as well as a Gold LIne light rail station at Lake Avenue. The walkscore site calls the location “very walkable” where most errands can be accomplished on foot. The current score is 85 out of 100.
Turnover over the years at The Madison has typically been low as is the case for many Pasadena condominiums. There is a newly listed remodeled penthouse level condo with loft and approximately 1204 square feet on the market for $554,000. So far in 2016, there have been no mls-reported sales.
There were two sales in 2015. In May of that year, a unit on the second floor with approximately 1129 square feet sold for its list price of $499,000. A unit on the top floor with a loft and approximately 1336 square feet closed for $580,000(list price $560,000) in July.
In 2014, there were two reported closed sales. Both top floor units with lofts, they sold for $549,000(approximately 1213 square feet in June 2014) and $528,000(approximately 1179 square feet in March 2014).
Full year 2013 reflected two sales as well and each was located on the second level. They sold for $430,000(approximately 1037 square feet in March of that year) and $490,000(approximately 1145 square feet in October).
