How Important is Curb Appeal and Good Photography?

I have seller clients who decided to sell their solid, well-built house in Winnetka. It needed some updating inside but nothing too expensive or outlandish. They never liked the color of the exterior but made peace with it years ago.  

As their Winnetka real estate agent, I consulted with them regarding what changes to consider to make the home more appealing to buyers. The inside of the home needed staging help - too much stuff that needed to be packed away, donated, sold, or tossed. All of it was done and the house was ready to go on the market!

While I did discuss the exterior of the home and ways to improve it, the sellers decided that they had done enough work (and they had!) and the exterior color would have to live on.

The home had many showings but the feedback was almost always the same - the house, in buyers' eyes, needed to much work. After several months on the market, we revisited the idea of enhancing the exterior of their home to elicit an offer.

I believe the photos tell the story - and when the job was complete, an offer was made just two weeks later.

 

First photo taken - I rejected it and requested the photographer come back and retake from another angle:

Second photo - much better angle but the mustard color of the home and overgrown bushes were distracting.

Bingo!  Final photo - new paint and landscaping completely transformed and altered buyers' first impression of the home.

How Important is Curb Appeal?

Yes, the seasons changed over the months and in this part of the country, that always improves photos. However, this was a simple (albeit not inexpensive) fix, and the results were stupendous.

How important is curb appeal and good photography?  The photos don't lie!

It is the angle perspective view that shows the best. I always suggest something reddish flowers that accentuate the home.

That neighborhood seems to have a number of huge estates. My memory is fading......

Margaret Goss What a difference the color, landscaping and photos made!   People are often swayed by first impressions.  The color is much more appealing as is the garage door and landscaping.  Your sellers are lucky to have you.

Hi Margaret Goss great job for your clients.  The improvements from 1, to 2 to 3 are outstanding.  While also not cheap, it's better sometimes to spend a little to get a lot more in the end.  Better angle, color and more appeal!

We have been preaching professional photography with good lighting and HDR regardless of price.  Somehow the word has not been heard including on the high end, where I saw a $2million home photos taken with and old iPhone...Luckily the seller switched agents...that is what one should get for being cheap.  A

I always use professional photography but this illustrates the importance of curb appeal as well. Sellers are more willing to update interiors rather than exteriors but if they can't get buyers in the front door, what good does it do them?

Good call, Margaret Goss!  A dramatic improvement in visual appeal, to say the least.  You provide yourself a great argument for improvements to be made prior to Listing when speaking to future potential Sellers too ...
