Waiting Until the New Year to Sell Your House?

By
Home Stager

Why wait until after the New Year?  Get a head start NOW!

Many sellers choose to wait until after the first of the year to put their why waithome on the market. After all, who wants to go through showings and keeping your home up during the holidays!?

However, that doesn’t mean you have to wait until January to prepare your home for sale.

Why not get a jump on the market! Here are 5 things you can do now!

1.Hire the right agent.

If you haven’t chosen an agent yet, this is a critical step.  The right agent, one who is knowledgeable about your local market and who will put your best interests first, can make the process a smooth one.

2.Begin with the easy stuff.

Why not begin the New Year without the things that are bogging you down.  Edit what you no longer use or need.

You can use the down time that so many of us have during the holidays to go through clothing and household items.  This will make it easier to show the possibilities of your home to a potential buyer.

And, who wants to pay to move items that you won’t use in your new home!

3.Address the repairs that you’ve been putting off.

We walk by these little items every day and they become part of our lives.  We get used to seeing them and forget all about them.

But, they will make a difference to buyers.

Unfinished projects, the light fixture that doesn’t work or the sliding doors that stick, need to be addressed.

time for action4.Call a Professional Home Stager to address:

What to keep

What to pack

What to move and where to move it

Your Curb Appeal

Don’t wait to “see how it goes.”

A Consultation will give you a game plan of what you can do to help get your home sold.

5. Consider updates that may help sell your home.

It’s not always necessary to open your wallet or break the bank with a full remodel of your home. But if you want to maximize your investment, there’s nothing that says “move in ready” like some updates.

Consider new appliances, new light fixtures, cabinet refacing, or even market friendly countertops!

Now is the time to line up vendors, contractors, and repair services to assist you in your preparation.  Waiting until the New Year may put you in a long line with others who are ready to sell their home.

Good morning, Kathy --- excellent points.  "Seeing how it goes" is not a good strategy -- proper upfront planning makes a difference.

Great advice to sellers, many don't realize they may have work to do before actually having their home listed for sale.

Hi Kathy - That is very good advice. Getting everything ready always takes more time than anticipated and an early start in that stuff is a great strategy.

Donald Urschalitz Many would-be sellers have some time off during the holidays and it is an excellent time to get their homes in order.

Ed Silva exactly.  Don't spend money on items that may or may not have a significant ROI for you.

Precisely Wayne Martin And, it may be easier to get contractors now than after the first of the year.

Michael Jacobs I hear that phrase so many times!

Hi Sheila Anderson even if sellers edit now, it will go a long way to help in the preparation.

Scott Godzyk there are buyers 12 months of the year!  You put your home on the market when you are ready to sell it.

Nick & Trudy Vandekar many place undue pressure on themselves because they haven't done any of the preparation.

True Sharon Tara it's like getting ready for houseguests but even more so.

The RIGHT CHARLOTTE REALTOR!

Hi Kathy Streib - excellent advice!  You really hit on something big here - the "Well, let's wait and see what happens" syndrome!  They just don't understand that time on the market is MONEY and more money lost than they would spend doing it right the first time!
