PHOENIX PROPERTY MANAGEMENT PAY OR PACK SUCCESS STORY
It was just a normal day in Phoenix Property Management. I received a phone call from owner who lives out of state. She asked me several questions regarding Phoenix Property Management. She informed me that she was too nice and her tenants were taking advantage of her. She asked me the following question “Are you able to collect rent?” I informed her that my tenants have two options below
- PAY
- PACK
She very much agreed with me. So, she hired us to be her property manager.
The tenant owed for March rent. Tenant informed me he was going to be late on the rent. Well, I still sent out the necessary 5-DAY notice informing the tenant what he owed via certified mail proving that I sent the information. It is policy in our office to send 5-DAY notices to ALL tenants who have not paid rent by the 5th of each month. It works out very well for us.
It is now the third week of the month and no rent payment. I informed the owner. I persuaded her to file the eviction papers to motivate the tenant that we mean business. We can always cancel the eviction if tenant pays all rent, late fees and court fees with cashier check payable to REAL ESTATE AND BEYOND LLC. The eviction was filed with the courts.
The tenant called me to discuss the situation. I informed the tenant that the owner will need March rent, April rent, all late fees and court fees paid in full before we cancel the court date. The tenant paid in full by 5PM that day. So, I will be calling the lawyers office to cancel the eviction. Finally, we have another
