Your Furniture Actually IS Important When Selling Your Home.

One of the things I tell clients during a home staging consultation is that your potential buyers are buying your space and the possibilities your home has to offer, not your things.

 

However…

The furniture you have, or don’t have, in your home can impact your sale.

Here are 5 ways your sale might be affected.

 

1.SIZE

No one loves becoming engulfed in a large overstuffed chair more than I do but that same chair is also eating up square footage. Unless you have a right-sized room for it, it is best to store those pieces or do some editing.

 

You don’t want your buyers saying the

the room is too small.

 

2.CONDITION

While it’s true that buyers will want to see what your space offers, your worn and tattered furniture could be distracting to them.

Rather than envisioning themselves in the family room, for example, watching football with the family, they may be wondering what else in the home may have been neglected.

 

3.STYLE or ERA

Having very taste specific pieces can limit your buyer pool as might pieces that are of an era long before your buyer was born.  Instead of focusing on the possibilities of your home, your potential buyer may think “old.”

A home I am consulting on has had expensive updates (such as impact windows and a new roof, as well as a new seawall and dock) that a new homeowner would love. However, the home is older and the furniture shouts it out. I’ve suggested staging it with furniture that speaks to the younger demographics that are buying in the area.

 

4.AMOUNT

Listen to your agent!  When they suggest you pack up a lot of what you have, it’s because they’re out on the frontlines of this buying/selling process.

If you don’t need it now, or use it now, place it in storage or donate it or sell it.

Just as oversized pieces will eat up your space, too much does too.

 

5.NOT ENOUGH

If your property is vacant and you have rooms that are unique in shape, then bringing furniture in could help your buyer see how that space can be used.

The bowling alley room or the larger than usual room may leave buyers wondering what to do with the room.  

Furniture also acts as a buffer against the echo effect you get with a totally empty room and gives the room personality.

 

 

Helpful tips…

Resist the urge to buy for your new home unless you can delay delivery or store it! (and you don’t want major purchases to interfere with your getting a mortgage.)

 

Invest in an off-site storage unit. These can rent by the month.

 

Cover a worn sofa with a slip cover if your budget does not have room for a new purchase.

Staging isn’t smoke and mirrors nor is it merely moving furniture around. It is styling the home and removing the distractions so that your buyer will see all of the possibilities it has to offer.

Exactly Wayne Martin those aren't' the updates that will get the attention of a buyer when they first view the home.

James Dray I couldn't get one of my clients to remove one of the end tables in her cramped living room. She insisted that they go together and needed to stay that way.

Gabe Sanders if only they could see the difference removing the furniture would make. 

Michael Jacobs one of my favorite homes had the whole family room filled with 4 recliners next to a huge sofa. you couldn't walk in the room.

Joe Pryor it's something I see too.  It doesn't help when they try to sell their home.

This is very true here.  Ron and Alexandra Seigel Larry built in Naples and many of the condos were sold totally furnished.

Minimizing the over-furnishing I witness in townhouses all the time is definitely a common problem.  My friend, who specializes in retiring sellers, deals with outdated furnishing more commonly.

You make an excellent point about overstuffed chairs, and furniture that eats up square feet.  I've been doing battle in my own home with this issue.  Currently, I don't have a desired recliner.  The reason is my living room is relatively small, and I have a piano, a sofa, and an entertainment armoire already.  There is a rocking chair, but it isn't eating up space like a recliner would.  I am fine 350 days of the year.  But on the other 15 when my humongous family comes home, I have issues.  I can put them around my dining table, because I have a good sized table in the dining area.  But, seating in my living room only accomodates about 6 comfortably.  I've been using those white resin chairs you usually see on the patio, when they visit.  And, I try to have them visit mainly when the weather is nice, because I have a really nice goodsized covered patio.  

It's all a balancing act, isn't it!

Great post!  So true.  Buyers judge a room by what's in it as it reflects what they can put in it.  It's tough when listing appointments include these conversations as sellers are unaware of how furniture impacts a sale.  Argh!

Kathy, you brought up SO many important points here that inspire me to write a blog about this related to selling vacation homes! This is a total hot button, especially with vacation properties, because it comes up so often as a question from the buyer. Is the furniture staying? What is negotiable? Of course from a loan officer's perspective this is the death knell and absolutely can't be included in the sale agreement, because other than appliances, it is of no added value in their regard. I've learned the hard way not to include this. 

I now have to have a whole conversation with my sellers about their inventory list of what will/will not stay with the property, what's negotiable, yadayada. It can get to be quite contentious! And then there are the boats, etc. Yikes!

Kathy Streib - I agree with you 100%! 

Too often the furniture doesn't go with the decor of the house, or it's outdated, wrong size, colors don't match the walls, etc. Seller's who don't do anything about their furniture are doing themselves a diservice. That's the job for a professional in your area of expertise and a wise Seller would be smart to listen!
