IN YEAR ONE of Real Estate, I found the best business practice for working with buyers was getting them to pre-approval before showing them property or even setting up a search on the MLS for them.
Then having them sign a California Association of Realtors Buyer Representation Agreement Exclusive or BRE agreement. This cements a professional relationship between client and professional and prevents unethical listing agents and new construction showrooms from poaching your buyer. I also feel if I'm going to ask my sellers to sign a Listing Agreement, my Buyers should equally be treated professionally.

I also always previewed the homes back then, as I had more time on my hands and I created a tour "play-list" of sorts; like I did as a DJ. I showed them in order of worst to best property, so by the time we got to the last showing, they were convinced that was the one they'd offer on.
