There is a good discussion on  Tim Maitski's  recent post.

  All houses with all kinds of quirks do sell. 

Any house priced right will sell.

 I specialize in unique, some may call them  hard to sell, homes. They may be next to a cemetery, next to the beltway, next to railroad tracks,  have 2 bedrooms and 5 bathrooms, a basement kitchen, etc.

Someone who does NOT want to live next to, or even drive by, a cemetery will not look at the property. Same with a noisy freeways, trains or a stigmatized property.

 

When selling a home next to a cemetery... some special and interesting people  appreciate the location...  including writers and some artists to name a few.

The train track home was purchased by a former train conductor and he felt he hit the lottery. He would have paid a premium. 

 

 

We can find the positive and the negative about each  property.

And we even have agents making comments on these properties.

Present the house and let the buyer decide.

 

PS...It is kind of hard to hide or ignore the cemetery.

I like to see good comments and discussions on our blog posts.

For every property there's a perfect buyer! I know, you and I think alike when it comes to that (and many other things). 

It is a good thing that people have different tastes, preferences, quirks, likes etc. .. we should never assume that someone won't like a particular home for whatever reason. Let the buyer decide.

Hi Margaret

I thought it was an interesting post which generated plenty of good commentary. Giving careful thought to the features of the home and who they might appeal to, and the right marketing, will get the result...at the right price of course.  No house will appeal to all, and I believe there is always a buyer for a house, pricing of course being considered.

Margaret,  As a listing agent, you have to make the best case for what you have and find that special buyer.  Unfortunately, that special buyer can take some time to find.  Kudos to you for targeting those homes.  Personally, I prefer selling the easy homes that appeal to the masses.

Life changes and sooner or later you will have to sell that special home.  When buying, I like to think about eventually selling it.  It's usually less stressful when you have a home that appeals to the masses.

So as a buyer, I advise avoiding the oddball homes.  You have choices.  Why put yourself in a bad position when you don't have to?  But if you do decide to do that, make sure you get it at a good price so you can sell it at a good price in the future.  It's all about probabilities and demand. 

If I have a choice, I like to stack the deck in my favor.

It kind of reminds me of that commercial about some people enjoying spilling coffee on themselves or sitting on gum.

Tim Maitski When I do work with buyers..my approach is a bit different. I call them my future listings. They know what they are buying and the old saying..."with all your faults, I love you still."  I do not want to sell a home to a buyer that I would not want to represent in the future. 

That being said...I have buyers who want very specific quirky homes. I do love the challenge of selling the "unsaleable" home, those that do not appeal to the masses.

Maryland loves 2 story brick colonials with a side loading garage in the perfect location.  I  call them  "cloneonials"!  Yes I sell them at good prices and fast but they are not a challenge.

Real estate is perfect that it allows so many options for all of us.

For one reason or another I can't get the links to Tim's blog to work.  I will say this however, I have had unusual properties listed.  I have thought I'd be living with them for awhile.  Yet, when priced right, they sold!
