Should I make a Decision on My First Day Out?

By

It is exciting to hear you have a pre-approval for your first home, and cannot wait to get out and see some homes.    Looking at the homes in person is more fun than looking at them on-line.

In Denver, our inventory is still very low, especially for those homes priced under $500,000, and most likely you will see many other buyers while you are viewing the home.    There are not dozens of homes available to see if you have specific features.

When you see a home you can see yourself living in, do you question whether or not to write on this home on the first day out?

If you can see yourself living in this home, can afford the payments, why not?   How would you feel about waiting to see what else comes on the market, but cannot stop thinking about "the one that got away"?     You may not find one like it again.

Sometimes buyers need to understand, what makes a home is the people in it...not the walls.

Sheila, some buyers question themselves whether or not it is too early.  What if a better home comes available?   You could be second guessing for quite a while!

Ben, if there is time, I absolutely encourage more time in the home they love.

Roy, I agree, there may not be another home that ticks all the boxes again.

Great advice, Joan. As I often say to new buyer clients "I give you permission to buy the first house we see."

Nick, if you have given first time buyers enough information, they should know, snag it or it will be gone for sure!

William, I have too, but we do go to the occupied homes that we had appts for, as the homeowners prepared their home for the showing, only be courteous.

Joan, I find first-time buyers do question themselves whether or not it is too early especially if it is the first day out.

Rebecca, they do, but I asked my first time buyer, and he said he was comfortable, as the home had everything he was looking for, and priced right.

Buyers need to be prepared to make an offer fast. I have seen some buyers lose 3-5 homes before they get the message.
