Have you ever had a con artist as a buyer? Years ago, I had a buyer who made an offer on a vacant home near Baltimore Harbor. He was very charming, confident, and assured me that the settlement would be quick.
However, I was still waiting for his proof of funds before submitting the complete offer. This buyer was so smooth that he even convinced the seller's agent that he had a deal for her, a 'sure thing' investment opportunity. He got extremely friendly with that listing agent and promised her that he was buying the property. The agent was somehow smitten and gave him the keys to the property before the offer was ratified.
The con artist and his friends moved in, threw a few wild parties, and caused significant damage to the property.
