Heritage at Miami BluffsCincinnati's ONLY true 55+ community  Heritage At Miami Bluffs is in the FINAL phase of the FINAL phase.  Thanks to someone voiding their contract, there's a bonus chance to lay claim to a spot in what many consider to be THE BEST Cincinnati patio home community!  We've had many buyers agree over the years and whether building new or buying a resale, they've claimed Heritage At Miami Bluffs as their home!

If you want a new construction patio home in Heritage At Miami Bluffs, there are currently (as of April 5, 2019) just TEN spots left.  Drees is building 5 market homes, and there are five lots left also.  Considering the size of the community, 10 spots isn't many.  Add in the warm weather lately and we get the return of the snowbirds and a bit more competition to call this community home.  Honestly, we're  a bit surprised there are still this many spots left.

The ONLY things we see holding back the completion of this community are:

1.  Budget (you need high $300s or more to complete a home in the community, and that passes the budget of many of our buyers).

2.  Drees Homes is requiring a basement on the remaining homes, and it's about 50/50 for many of our patio home buyers on whether or not they want a basement.

On the completely pro side, Heritage At Miami Bluffs offers a social scene unlike any other patio home community in the area.  Unlike most patio home communities that are either a small section of a bigger community OR a small pocket of only patio homes without much in the way of amenities, Heritage At Miami Bluffs is a dedicated 55+ community and offers a HUGE community center/clubhouse staffed by a full time social director.  Home to over 30 different social clubs, there's an activity for just about any preference.

And since HMB is just up the hill from the Little Miami River & Bike Trail, there's another option for entertainment.

And what makes it even more important to claim one of those last homes?  Resale opportunities continue to be VERY limited.  Most patio home buyers plan on their home being their forever home, so unlike a typical subdivision, there's not a lot of turnover. The resale patio home are typically mid 200s and up, with an emphasis on the UP part.

 

If you're considering building new, please contact us!  Drees Homes DOES NOT offer a discount for not having an agent.  Our fees are built into the builder's overhead, so hire us or not, you're still paying for our services.  And if you're like me, you hate paying for something that you're not actually using.

We're working on it, but that budget point has put a kink in the buyer stream for the community.  It seems most buyers we've had lately are either looking for less costly, or really don't want a basement.
