Ready-Set-Go | The Problems Start If You Stop | Never Stop Marketing

Will Hamm asked a question yesterday on the Q & A section, and it was “do you stop marketing one week before going on vacation?”  My answer to this was “never stop marketing.”

This question made me think about a situation that’s common to real estate agents. One does not need to stop marketing to make the phones stop ringing!  One only needs to not market properly, and the phones will stop ringing!!

I’m mentoring a real estate agent who was dealing with that situation. She is following every suggestion I’ve made, especially with offline marketing.

I’ve prepared a few postcards for her. She’s committed to a half page in a local newspaper in another town from mine, and she filled that space with one of the postcards.  It’s a great marketing piece, and I can’t wait to see that ad.

The best news is that her phone is ringing from several people she knows. That was great news. If people she knows are calling her; those who don’t know her are “noticing the ad” and once that space projects a new postcard every week, her branding will strengthen.

Those same newspaper ad recipients will soon have that postcard in their mailboxes!!! Those postcards will then be saved for future use. The phones will begin ringing by those homeowners, when they’re ready to sell.

One method of marketing must complement others, and online marketing will be incorporated into her marketing program. That postcard should be visible everywhere!

If people see it in enough places, perception becomes reality, and the phones will ring. We all know that once the phones start ringing, LISTING BEGET MORE LISTINGS.  Oh, what a vicious cycle. Once it starts, don’t-let-it-stop.  If you have gaps, you’ll need to start over from step one!!

Just a thought for the moment…..

Yes indeed. Marketing must continue. I'll be starting all over from scratch in a new location later this year. It'll be very important to make myself known via various marketing plans.

Great information on marketing as usual, Barbara!

Had to laugh about the going on vacation question. Isn't that always the way....you get swamped with business just before starting a vacation!

Michael Jacobs you knew it was coming..... I'm predictable!!

Kat Palmiotti that will cost you a "chunk of change" but the results will be there.... especially, if you're going to an area where no many market....

Hi BarbaraT- People are reading all kinds of marketing media 7 days a week so why would you stop marketing just because you go on vacation. Besides, that postcard you send today will bring in calls down the road.

Absolutely, I remember a few times when life got in the way of consistent marketing and it was easy to understand why things got so slow - you can't stop the marketing train if you want to stay busy.

Good morning Barbara Todaro,

I'm so glad that Kathy Streib featured this post in her "Ah-ha" moments for the week. You are so right..never stop marketing!! The last thing you want people to say is you are not in business anymore. I've had to change my marketing and Coldwell Banker Listing Concierge program is blessing for me! Its a huge learning curve for me but is really working..2 more listings this week-end. Automatic TV ads, silver envelopes with the plan I'm using mailed to the hood, brochures,  individual website..etc. etc. I haven't even had time to blog about it! With Geno's current health I'm grateful this new plan exists and I'm taking full advantage of it.

SO many agents stop marketing when they get busy. Then one day they wake up with no more closings in the offing and no more listings.

These agents have to start over again repeatedly.

I understand how it happens, but wish I could convince agents that to keep marketing even in busy times is worth giving up a TV show or an hour of sleep.
