Will Hamm asked a question yesterday on the Q & A section, and it was “do you stop marketing one week before going on vacation?” My answer to this was “never stop marketing.”
This question made me think about a situation that’s common to real estate agents. One does not need to stop marketing to make the phones stop ringing! One only needs to not market properly, and the phones will stop ringing!!
I’m mentoring a real estate agent who was dealing with that situation. She is following every suggestion I’ve made, especially with offline marketing.
I’ve prepared a few postcards for her. She’s committed to a half page in a local newspaper in another town from mine, and she filled that space with one of the postcards. It’s a great marketing piece, and I can’t wait to see that ad.
The best news is that her phone is ringing from several people she knows. That was great news. If people she knows are calling her; those who don’t know her are “noticing the ad” and once that space projects a new postcard every week, her branding will strengthen.
Those same newspaper ad recipients will soon have that postcard in their mailboxes!!! Those postcards will then be saved for future use. The phones will begin ringing by those homeowners, when they’re ready to sell.
One method of marketing must complement others, and online marketing will be incorporated into her marketing program. That postcard should be visible everywhere!
If people see it in enough places, perception becomes reality, and the phones will ring. We all know that once the phones start ringing, LISTING BEGET MORE LISTINGS. Oh, what a vicious cycle. Once it starts, don’t-let-it-stop. If you have gaps, you’ll need to start over from step one!!
