Where do Buyers come from?

A simple question lead to a lot of second thoughts. The tale of two sellers. Both friends of mine. Both living in an upscale town surrounding Manchester NH. The basic questions were: How much is my home worth? How much can I sell my home for? Who should I list with? 

 

Those three questions were asked by these two sellers. The first seller asked some extra questions though. When is the best time to list my house? Where will these potential buyers come from that may be interested in my home? How will you attract these buyers? What is my experience in selling homes? and... most important of all WHY should I list with you over any other local agent?

 

The first seller had thought this out and I LOVE that. I typically tell this info to my seller whether they ask or not. SO seller 1, the best time to list can be any time you are ready. Even better is if you can coincide that will early fall, as our fall market can be busier than our spring market. He was amazed by learning how the local market works. Second, Buyers of Bedford NH homes do not typically come from Bedford. Most are relocation buyers looking for upscale homes in the best area. How I reach these buyers is my exclusive marketing plan, for the home I listed and getting it in front of those potential buyers through my sources and experience. My experience is working full time as a local agent for 33 years. Lastly the reason to list with me is great service. Working with the seller through each step of the selling process. With that being said, communication of what is happening, what to expect and what is needed from them helps the sale go smoothly. 

 

Then there was seller "two". They asked a lot of questions the last year while thinking of selling. But when it came to list, they did not ask any questions. They decided to list with another friend who lives in the same town. The reason being, they lived in the same town. What was missed? Newer agent vs a well experienced agent. That most buyers come from outside the town. That it is possible to know a town inside and out if you do not live there. Located a mere 5 minutes away a place you can find me most days. 

 

In the end Seller 1 had their home sold in under a week. Sold for top dollar above market price and at the price quoted he may get. A seamless sale with a closing scheduled quickly as the seller requested. The result many buyers still interested in this small upscale town that a listing agent can easily then introduce to their next new listing in this town. 

 

SELLING A HOME IS A BUSINESS. Yes I said that as the seller should concentrate on facts, not just friends. I will often quote to friends and acquaintances "Do not hire me because i am your friend - Hire me because I am the BEST one to sell your home."

 

The MOST IMPORTANT thing in real estate for me, is to provide great service. To stand out from the crowd by being there through each step of the buying or selling process. My message that I want to share in Real Estate, is that my philosophy is simple, to provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

The FIRST step, IMO, in formulating a strategy for a listing is to FIND THE BUYERS. Identify the most likely buyer for the property, where historically they have come from, how current development and local events may change or update that.

Once you know who you are looking for, you can then go directly TO them with targeted marketing.

Hi Scott,
A tried and true marketing plan is very important. One thing I learned in my career is you never really know who will buy a specific property so you have to have a marketing plan with extensive exposure.

We carefully determine the likely demographics for our listings. Then we target the marketing with key words known to be effective for them. I'm guessing you do it too...

YES and every time Barbara Todaro . Letting the seller know this is also a priority. Take one these seller who did not list with me because the other newer part time agent lives in that town. A town I have been selling in and doing well in for 33 years. It was puzzling
