Home A costs $100,000.
Home B costs $125,000.
Which home costs more?
The answer is House B. That's pretty obvious, right? B costs 25% more than A, that's just straight and easy math.
Or so it might seem, because the real answer is "it depends".
If House A and B have equal features and are in equivalent condition, then it is just a straight up price comparison.
But let's say the homes are NOT in equivalent condition.
House A is priced lower because it needs some work.
The roof is near the end of its life.
The home has window units instead of central air.
The carpet? It's seen better days.
Paint? It depends on your tolerance for Pepto-Bismol pink.
Start adding up the dollars involved with fixing everything that REALLY needs done.
The gap in prices may close rapidly & that doesn't even account for the hassle factor of getting the work done.
So which home costs more?
It depends.
Which home is the better value?
It depends.
"It depends" is exactly the reason you want an experienced agent helping you make your home purchase. We're factoring in more than just the price to help assess which home is REALLY the best fit for you. Sometimes it's House A, other times House B.
