Whether in Atlanta, Buckhead, Midtown or over on the Westside, clear communication paves the road to successful Property Management.

Step One -

A careful reading of the Lease is the very most important step.

Step Two -

As part of the Lease, there will be exhibits. When a Tenant is moving into the property, a complete and thorough walk-around Inspection is essential. The MLS form for that inspection is seven (7) pages long!!!

I always suggest that the Tenant use a cell phone and take pictures to back up each defect noted on the Inspection Exhibit. If there is a little "smash" in the wall when the Tenant moves in, it still will be there when Tenant leaves. And said damage still would  NOT be the responsibility of the current Tenant.

Step Three -

Next big issue is what to charge for each item needing repair when Tenant moves out. Our method is to include a Checklist for the Tenant within the original Lease. Inserting a copy of the charges as an exhibit lets the Tenant know FROM THE BEGINNING that damage is the Tenants' responsibility.

Be sure the amounts listed by the State (if any) match the amounts on your own sheet. Checking out your state laws is such an important task.

Step Four:

Keeping the CALM.
I guess staying calm is Step Five and also Step six!

These is an excellent process for leasing properties. It's so interesting how different states handle rentals. In MT, rental properties are not even in our MLS. They're handled by property managers.
