Over the years, I have listened to so many buyers and sellers about their wants and needs. I have heard sellers say their homes will be hard to sell because of a perceived deficiency. It may not be so.

Always ask and don't assume.

A dozen assumptions in real estate:

-Everyone wants a Single-Family Home

-Everyone wants Central Air Conditioning

-Everyone wants Public Water

-Everyone wants A Finished Basement

-Everyone wants Gas Heat

-Everyone wants a Brick House

-Everyone wants a Side Loading Garage

-Everyone wants a Fireplace

-Everyone wants an EOG townhome

-Everyone wants an Inground Pool

-Everyone wants a Lawn

-Everyone wants a Quiet Street

For each of the dozen perceptions above, I have a story to tell. Just ask.

Please don't assume!

Everyone has their own wants and needs don't they Margaret. I even have stories of buyers telling me what they want but after listening during showings, they end up buying something completely different. Don't assume! Do Listen!

Hi Margaret just closed on one where the husband and wife at first told me exactly what they wanted so I found some perfect matches. Turns out the wife wanted something totally different! Huh?!! It was actually kind of fun because all I needed to say way you both need to get on the same page as to your wants and needs. They did and ended up with exactly what the wife wanted! Perfect house for them including 2 offices and 4 bedrooms, pool etc. Had I assumed and not asked more questions I would have wasted their time and mine!

Hi Margaret- I couldn't agree more!!! When we were in South Florida, you'd "assume" that everyone wanted a swimming pool! But I met quite a few people who absolutely did not want one.

You hit on a subject I was thinking about earlier this week. I attended a recent class reunion at the large estate of one of classmates. The room where we all gathered was huge, and reminded me of something you would find a hunting lodge. The husband of the classmate is a big game hunter. And, the stuffed animals from his activity were prominently displayed. I wondered what would happen if the estate were ever marketed for sale. However, I was quickly reminded on the way home. As I passed our local Bass Pro Store, I noted the parking lot was full, and guns and ammo folks were coming and going. There is a market for just about every home being sold - Even, if it isn't for the broader market!

Kathy Streib., When people come to see one of my listings with a pool and say they don't want a pool, I know they are negotiating. You don't come to see a home with an inground pool if you are not interested!
