Lately, when seeing friends or former clients, they assume that I am way too busy. Everyone knows the market is hectic. Just read the paper or listen to the news.
But I am still working the same way I have for years. And that is one home at a time. I have a waiting list, and I take a new property when one sells. Since I service all listings, make my appointments, and show them, I don't need a large inventory.
Having control of showings and my time is crucial. In the last couple of sales, I took two days to be available to show and keep track of each agent and buyer. There is no need for fifteen showings and multiple offers to get these homes under contract.
Here's how I was able to make one of my recent sales. After the sellers prepared the home for the market, I brought in a professional photographer, and of course, this is when the house is at its best... aka picture perfect.
The sellers had a couple of pets and were concerned about being ready to show the home at a moment's notice. Think about it; real people are still living in the house! This owner (I sold them the home years ago) trusted me, and when I suggested they go away for a week or two, they happily agreed. After all, they earned the time off.
Getting a house ready is a lot of work, and it's exhausting. For them, it was time off to rest and relax. For me -unlimited time to show the house, knowing it was in perfect condition.
And I always let them know when I was at the house and gave immediate feedback from the agents and buyers. The house was under contract in the first couple of days, and we were able to have the home inspection before they returned. The only thing they need to do is pack and wait for settlement in a few short weeks.
