In doing my weekly MLS research today I stumbled across a photo of a home that's currently on the market in one of the nicest, most desirable cities in the West Los Angeles area. Now, to be fair, this home is being sold "AS IS" but tell me, what would you think if you were a potential buyer and walked into this bedroom?

Well if it were me, the first thing going through my head would be that I would NEVER be able to sleep in that room! I would have nightmares about this hairy beast, his spirit surely haunting the home of this owner who flaunted his death so callously. Not to mention the fact that the animal's rear end is poised right above where my head would be, making me think of other not-so-pleasant exchanges. Could the feng shui on this be any worse?

I apologize in advance if the homeowner or realtor for this property is reading this post, but even in over four years as a professional home Stager, this is a new one for me! And it brings to mind one of the most important reasons to hire a professional Stager for (at minimum) a consultation  prior to listing and photographing a home: We can be the bad guy!

I am sure this realtor was cringing when s/he took this photo, thinking that someone like me would be lambasting it on ActiveRain within moments of it landing on the MLS! But how do you delicately ask an obviously ardent hunter to remove his prize trophy from the master bedroom without losing his favor and possibly his listing? The answer is, you don't! You can maintain your perfect relationship with this seller by saying, "Wow, that animal must have put up quite a fight! You must be so proud. I think it's fine to display its pelt as your headboard, but let's see what the professional Stager has to say." Ok, I exaggerate. I don't think anyone should allow their client to list their home in this way - AS IS or not - because of the high probability that walking into a room like this would disgust a large percentage of potential buyers, especially in the very environmentally aware, anti NRA community where the home is located.

Chris, I know. Sometimes it's hard to find just the right words to say "GROSS!!!!" without offending your client, but I always come up with something! :)

Great example! I'm a photographer in the Houston area and I always try to remind my customers that I won't shoot trophy rooms or gun racks. You never know what type of negative attention you'll receive.

Ahh a fellow Texan!
I know that the news has sort of given up on the story and moved on to current events. It is still a very horrific scene on the island. For the residents of Galveston, our hearts go out to them.  They are still sifting through debris in the marshes and remote areas. It will take a long time to heal and rebuild but they are tough people and they have great neighbors up here in Houston to help!

We were not as affected by Ike as Galveston so I tried not to complain much. We were without power for 2 weeks and had branches up to our knees. Neighbors all around us didn't get by so easily. I just hope to never have to go through another. Thanks and let me know if your friends need anything.

Hi Laurie, yes it's still pretty bad there. Such a disaster. Worse than any hurricane I experienced in my 17 yrs of living there. I'm so glad you at least have power back now. Best of luck with recovery!

This is a great topic - in my area (Northeast Wisconsin), there are many avid hunters. It's always a concern when I look at a home with lots of dead stuff (usually deer) on the walls. I'd like to hear other stagers' scripts on this, if they have some good,tactful ones.

Jill, luckily we don't have too much of this in LA. I usually try to make a big deal of commenting on the item in question - asking questions about it and admiring it, etc. Then after the consultation I say "You know I've been thinking about this _____ and I'm worried that buyers might get distracted by it and might focus more on the _____ than on your beautiful home. We really want the buyers to see the fireplace, but if they're too busy wondering about where you shot that _____ they might not notice it." Thanks for the comment!

When faced with items like this I usually admire it to relax the client - then we talk about how PERSONAL collections distract the buyer and how we want the buyer to focus on how they would use the space. They usually remove the item or if it is a collection, at least they downsize it.

I couldn't agree more!  I used the same approach as Janice (see above) in this house. I even threw in some "less is more"! There's no accounting for taste! Animal heads

I do actually, I didn't originally post it because the job was a "consultation only" appointment paid for by the Realtor and I did not do the actual staging, the sellers did, I don't entirely approve of what they did. Having said that, it was an improvement and the house sold close to full price with in a month. The Realtor took the after photo for me.

PS The ceiling in another area had at least 30 fishing rods mounted on it!

The word Sold As Is always makes me laugh. Every house is basically sold as is when it goes on the market. That's basically a sign that says I didn't take maintain my house, I don't give a darn what you think of my taste, and if you think I am really interesting in selling you are wrong!

Great points Kym. It's true that As Is properties are a joke, unless you're selling them at TRUE bargain basement prices.

Yes you're right Colleen. It's not as bad as Allegra's with all the mounted animal heads, but still pretty awful. :)
