In the first six months of 2014 there were nine sales at Coconut Plantation, compared with seven sales during the first half of 2013.  Pictures (well, tables in this case) often speak louder than words. The average selling price during the first six months of this year was $688,111.  In 2013 for this same period the average selling price was $752,929.  However in 2013 most of the sales were three and four bedroom units, whereas the first half of 2014 saw primarily two bedrooms sold.   Price per square foot - in 2014 year to date it's $495.  Last year, it was $459 per square foot.  Prices are steadily moving up. It's taken two years to repave Waialae Avenue in Kaimuki.  Mayor Caldwell explained on tv that crews found "soft spots" in the road where trash was buried, which took additional work to excavate, fill and repave.  Now the paving is done and this bumpy avenue is smooth.  Temporary lane lines are in place and we await the permanent lines. A good portion of the road apparently will have dedicated lanes as shown above.  There are some sections where the road is narrower and "sharrows" (indicating that cars need to share with bicyclists) will be painted there.  Not perfect but still a big improvement over the old, bumpy Waialae Avenue. I picked up the January 6, 2011 Honolulu Star-Advertiser and was shocked to see that Virginio "Marcus" Marcos passed away on December 6, 2010.  That was a whole month ago and I only read about it today. Marcus and I met back in 1982.  Marcus' friend Dave Cruz was a resident advisor (RA) at Hale Anuenue, a dormitory at UH.  I had just moved to Anuenue to start the fall semester and Dave was the RA for the second floor.   Marcus used to hang out with us at Anuenue although he lived somewhere else (off campus I think).  Dave Cruz was a pretty good musician, I remember listening to him play guitar and sing in the lounge area of the dorm.  By the way, Dave's brothers are Ernie Cruz Jr. and John Cruz.  Back then they were hard working musicians who were not famous yet.  Later on Ernie Cruz h...

I had a good listing, a house in Honolulu with separate entries and kitchens.  This property was going into foreclosure and we were trying to get an offer acceptable to the bank. Our first round resulted in a best offer of $550,000.  We submitted it to the bank and their response was "no".  The owners had purchased the home for approximately $800,000 in early 2007 with zero down financing.  The bank wasn't willing to take such a big loss. With continued effort we brought in several other offers.  The best was around $675,000.  We went to the bank and they said they would put it through their normal 30-45 day review period.  Meanwhile, we continued advertising the house.  We received other offers but this looked like it would be the highest.
