In the Bristow-Gainesville rental market, there are a lot of nervous tenants out there.  Nervous because it seems that many landlords who purchased investment properties during the real estate boom are now deciding to let the properties go to foreclosure, or attempting a strategic default with a short sale.  In my own personal experience, I have helped one particular tenant relocate THREE TIMES as a result of this.  There are other tenants I've helped twice.

These Fredericksburg first time home buyers didn't start looking in Fredericksburg.  This great looking family started their home search in Western Prince William County and Fauquier County.  However, these first time buyers found their dream home just 1 mile inside the Stafford County line from Fauquier County.

I understand that real estate is often thought to be a weekend activity.  That's when most folks are off work.  Makes perfect sense.  However, as a Realtor I can tell you that our weekend appointments fill up FAST!  They are in high demand.
In the Spring and Summer house hunting season, it seems there are more buyers than there are available weekend hours for any given Realtor.  How do you solve the problem?  Can't show homes at midnight on Saturday/Sunday!  Can't show homes at 5am on Saturday morning!

It's always a wonderful day when you can help a first time home buyer achieve the dream of home ownership.  It's made all the more special when it happens near the holidays.

Contemplating your very first home purchase seems overwhelming.  It can be overwhelming to the point that it inspires inertia on your part.  There are so many things that are unknown, orintimidating, that getting on that path is hard to do.
