Atlanta Home Staging Before and After Pictures
One of my favorite places to post is here in the Rain. Given how busy I've been lately, I simply haven't had a chance to share any of my recent projects. Well... this morning, I made the time.
Here's a townhome we staged in Atlanta this past Tuesday. Within 24 hours, the condo went under contract!
Here are three before and after pictures:
We've been helping homeowners, investors and agents all throughout metro Atlanta to help sell their home quickly. To see more examples of our Atlanta home

How This Atlanta Vacant Home Went from Staged to Under Contract in 1 day!
Yesterday, while driving back from a home staging in Virginia Highlands, I received the following text:
Forgot to let you know that we listed the home on Friday and got an offer on Saturday! Great team work!
We had just staged this home last Thursday. As you might imagine, I'm super excited, as is he. For us, this is a new investor that had reached out to us to put-us-to-the-test (sort of speak). With such a great result, we'll be staging other investment properties he has on

Is Your Vacant Home Confusing the Buyer?
While no seller would intentionally confuse the buyer, most are so familiar with their own home and how they used a sepcific area within their home, that they don't consider that a buyer might not be on the same page.
Case in point:
Here's an area within the home that I recently staged in Atlanta. I walked by this area no less than three times and did NOT know what the intended area was suppose to be. It wasn't until the end of the appointment, when discussing the home with the agent, that it

Do Flyers Work?
As a home stager in Atlanta, I've been called into several homes that are currently on the market to assist the homeowners in helping to showcase their home. One of the things I look for is the marketing material left by the agent to assist in marketing the home. At times, it's non-existent. In others, I see a lengthy description (mostly made up of words with a small picture of the home) on a piece of paper.
Given that most buyers are visual, I can only image that a flyer, with ample pictures of the home, would aid
home staging atlanta: A Little TLC, and Me!
- 07/07/11 09:15 PM
My hat goes off to this Atlanta homeowner! Despite his frustrations, given that his house was on the market for such a long time, he took my advice and made the necessary changes (i.e., paint, replace light fixtures, countertop, remove wallpaper, etc.) and wow what a difference. I call that a little TLC.
Sure, it looks plain (as you'll see in the before pictures below) but... he didn't stop there. That's where the "ME" comes in. A home stager in Atlanta (or, sometimes called House Stager). A neighbor, who had used me to sell a home last year and happened to

Why This Home Got Multiple Offers Only 3 Days On The Market
It wasn't due to a magic pill, nor even a wand. Because I was involved, I can tell you first-hand that it took 4 things. Here they are:
A great real estate agent
Homeowners who were willing to price it correctly
It was made beautiful, inside and out
The MLS photos were stunning
At the bottom of this post, I go into further detail on each of these bullet points listed above.

I recently had the good fortune of mentoring a couple of home stagers here in Atlanta. In one of our sessions, we found ourselves discussing the importance of a kitchen as it relates to the buyer. They had printed off instructions from a website on how to stage a kitchen. The advice, according to this site was to remove everything off of the countertops. Period, end of sentence.
As a professional home stager in Atlanta, I disagree with that advice. Here's why.
This is an example of what a kitchen looks like with nothing on the countertops:

As an active blogger in Active Rain, I've had the good fortune to post some of my most favorite home staging projects I've done throughout the years. In fact, here are some links to some of my favorites:
Home Staging Atlanta Before and After Pictures - In this particular post, you'll see how a living room gets transformed resulting in far more "visual" space. By the way, it's also one of my biggest success stories as it was on the market for almost 2 years without an offer and received a binding contract two weeks after staging.

home staging atlanta: Short on Space? Keep it Simple.
- 12/27/10 08:50 AM
If you're short on space, the solution is to keep it simple. This especially bodes well if your home is being put on the market. By "keeping it simple" you create more "visual" real estate.
Here's an example.
This is the living room, while under construction. This particular home was a home we had staged for one of our investors, hence the condition of the room.
With all the construction material moved out, and just the furniture brought in, here's what the room looked like:
Now here's what the room looks like with it completely arranged and accessories added: As
home staging atlanta: Your Home is On the Market - But... Is It Getting Shown?
- 11/20/10 09:40 AM
A common challenge for many homeowners, who have their home on the market, is the frequency in which their home is getting shown. When a home fails to bring the potential buyer, it leaves the homeowner guessing as to why.
In the case of this home (see below), it was in an incredible location, priced comparably to those in the area but, had only two showings in two months.
When this home first went on the market, it was vacant. The homeowner, having heard of home staging, decided to bring over a few pieces to help bring warmth to the home

Atlanta Home Staging - Sneak Peak at My Newsletter
Before this month gets any further away from me, I wanted to share a portion of our new marketing program. We're gearing up for a formal 1st quarter release of "all things tied to the marketing of HomeStagingAtlanta.com" with some very creative and out-of-the-box thinking. More on that as the year approaches an end so, stay tuned.
The following image is from our Home Staging Atlanta newsletter. It's page 1 and represents what our customers (homeowners, agents, investors, REO companies, etc...) will receive. The purpose in sharing this with you

Home Staging Kitchens - Before and After Pictures
I don't know what it is about kitchens that I love so much. But... give me a kitchen to home stage and I'm one happy camper. This week, my Atlanta home staging company, Georgia Interior Solutions, had the distinct pleasure of staging three vacant homes this week. We staged the last set of before and after pictures on Thursday. On Friday, we staged two (top two before and after pictures). More on that subject in a different post.
From cookbooks to greenery to canisters, we bring it in. And, as any professional home

How to Use Picnik's Clone Feature
I've been using Picnik for the past 3 years and absolutely LOVE it. One of the features they offer is called "clone." Here's an example of a recent home staging in Marietta, Georgia, where I used cloning.
In this picture below, you'll see that the dishwasher still has the tag on it. It's likely that the Atlanta investor wants the prospective buyers to know that the dishwasher is new. However, to be honest, I wasn't sure. At the same time, given that this investor uses my photos in his marketing, I knew that leaving

Home Staging Before & After Pictures - Home Staging Atlanta
A couple of months ago, we were asked by an Atlanta investor to view this property. As you can see in the before pictures below, they had just begun the renovations.
I was really looking forward to home staging this home. Perhaps it was because having seen the grass growing on the inside of the home (see it? it's right under the first window on the right in the living room before picture), I just knew, with all the certainty in the world, that the transformation would be significant. As

Home Staging for an Atlanta Investor - As a home stager in Atlanta, where all the testimonials on my site are in fact mine (smile), I've thoroughly enjoyed working with the Atlanta investors. While the process can be a little different, they are a joy to stage.
This is an example of a home we staged last week.
Here's what the room looks like when the furniture has been delivered. I typically have it placed in the "general" area. However, I've been known to make multiple changes to the layout. As any professional home stager will tell you, the furniture, accessories,

It seems forever since I've been able to post. To say I've been busy is an understatement. Truth be told, I wouldn't have it any other way. Our staged listings are flying off the shelf as soon as we stage them.
And to boot, I've got some incredible announcements I'll be making shortly. Two of which will have a direct impact on the home stagers. I'm super excited and can't wait to share the news with you. More on that subject to come shortly, so.... please stay tuned.
In the interim, here is a

"Project Heritage." It's what the sellers call their home that's been vacant and on the market for a while. Despite the new flooring they just laid, the sellers believed that they needed to make the home more "visually appealing." In addition, when left vacant, the room appeared much smaller.
Here are the before and after pictures of the living room. I emailed the after photos (as I always do) to the homeowners and they made the comment that it looks so enticing that they may want to move back in.

Home Staging Before and After Pictures Smyrna Georgia
As any professional home stager will tell you, our number one objective is to allow the potential buyers to emotionally attach to the home. It's exactly what I set out to do this morning when I staged this home in Smyrna, Georgia.
As you can see in this before picture, the kitchen is absolutely beautiful. However, aside from bringing in an eat-in table and chairs, I thought it could benefit from a few "select" accessories.

home staging atlanta: How to Dress-up Your Master Bathroom
- 04/20/10 08:00 AM
One of the easiest changes a homeowner can make, when preparing their home for the market, is to "dress-up" their master bathroom.
As you'll see, a few accessories will do the trick.
Begin the process by removing everything out of your master bathroom
Next, start with the towels. A new fresh set of towels placed on the counter or on the side of the bathtub allows the buyer to envision actually bathing.
Use matching accessories to bring in consistency. In the case of this home, which was professionally home staged by Home Staging Atlanta, Georgia Interior Solutions, we used a
