One of my favorite places to post is here in the Rain. Given how busy I've been lately, I simply haven't had a chance to share any of my recent projects. Well... this morning, I made the time.

While no seller would intentionally confuse the buyer, most are so familiar with their own home and how they used a sepcific area within their home, that they don't consider that a buyer might not be on the same page.

As a home stager in Atlanta, I've been called into several homes that are currently on the market to assist the homeowners in helping to showcase their home. One of the things I look for is the marketing material left by the agent to assist in marketing the home. At times, it's non-existent. In others, I see a lengthy description (mostly made up of words with a small picture of the home) on a piece of paper.

My hat goes off to this Atlanta homeowner! Despite his frustrations, given that his house was on the market for such a long time, he took my advice and made the necessary changes (i.e., paint, replace light fixtures, countertop, remove wallpaper, etc.) and wow what a difference. I call that a little TLC.

I recently had the good fortune of mentoring a couple of home stagers here in Atlanta. In one of our sessions,  we found ourselves discussing the importance of a kitchen as it relates to the buyer. They had printed off instructions from a website on how to stage a kitchen. The advice, according to this site was to remove everything off of the countertops. Period, end of sentence. 
As a professional home stager in Atlanta, I disagree with that advice. Here's why.

If you're short on space, the solution is to keep it simple. This especially bodes well if your home is being put on the market. By "keeping it simple" you create more "visual" real estate. 
Here's an example.

A common challenge for many homeowners, who have their home on the market, is the frequency in which their home is getting shown. When a home fails to bring the potential buyer, it leaves the homeowner guessing as to why.

I don't know what it is about kitchens that I love so much. But... give me a kitchen to home stage and I'm one happy camper. How to Use Picnik's Clone Feature
I've been using Picnik for the past 3 years and absolutely LOVE it. One of the features they offer is called "clone." Here's an example of a recent home staging in Marietta, Georgia, where I used cloning.  
In this picture below, you'll see that the dishwasher still has the tag on it. It's likely that the Atlanta investor wants the prospective buyers to know that the dishwasher is new. "Project Heritage." It's what the sellers call their home that's been vacant and on the market for a while. Despite the new flooring they just laid, the sellers believed that they needed to make the home more "visually appealing." In addition, when left vacant, the room appeared much smaller.
Here are the before and after pictures of the living room.  I emailed the after photos (as I always do) to the homeowners and they made the comment that it looks so enticing that they may want to move back in.

As any professional home stager will tell you, our number one objective is to allow the potential buyers to emotionally attach to the home. It's exactly what I set out to do this morning when I staged this home in Smyrna, Georgia. 
As you can see in this before picture, the kitchen is absolutely beautiful. However, aside from bringing in an eat-in table and chairs, I thought it could benefit from a few "select" accessories.

One of the easiest changes a homeowner can make, when preparing their home for the market, is to "dress-up" their master bathroom. What's needed?
