Sometimes fair doesn't seem fair- but that doesn't make it any less so. The news report here speaks a veteran whose returned home on leave and wishes to stay with his wife. That's understandable, but a bit of a technicality exists in that he is not a party to her lease. He'd be a visitor in the eyes of the landlord- and would fall under their policy that visitors can only stay 7 days.
Guess what? This landlord's policy is more liberal than any (8 comments)

I wanna believe in Zillow...and Global Warming...and the Easter Bunny O.K. We know The Easter Bunny is real- I mean, could any Earthly rabbit lay eggs? Case closed. Global Warming? Alright, you got me on that one- I really don't have any interest in believing in the ol' Global Warming hoax. When the days arrive where we find 110 degrees in Arizona and Antarctica, I'll consider it. But until then...nope. Which leaves me with Zillow, creator of the Zestimate and virtually all things Z. http://www.zillow.com/blog/2012-08-02/should-i-buy-or-rent-we-do-the-math-for-you/ Here, Zillow lays out the case for how one can determine whether (12 comments)
800 LinkedIn connections...Now, where's the business?
"Your LinkedIn Network 800 Connections link you to 5,157,473+ professionals 15,074 New people in your Network since August 1"
That's it! 800 LinkedIn connections!...wait a second- where's all of that business that's supposed to flow from that like a fountain? I must be doing something wrong, 'cause that's not the way life's going these days. Trickle? Check. Drip? Ditto. Small streaming line? Perhaps- but no dang fountain in sight!
Thanks to Jennifer Murphy from University of Phoenix, who became that magical #800 today. It's not her fault my business is slow (2 comments)
It seems like apologizing is the “in” thing these days. Rush Limbaugh apologized to some lady that didn’t feel she was a prostitute. George Zimmerman gave some kind of apology for killing Trayvon Martin. And our president has been on a 3 and 1/2-year “apology tour” that’s led him to apologize to anyone and everyone that might have ever thought America did them wrong. Ridiculous.
Won’t see me apologizing for an incident yesterday, though. Pigs will fly, Satan will be wearing a parka (10 comments)

One of the inevitable down sides of owning rental properties is that sooner or later, stuff is going to break down or fall apart. Maintenance issues pop up from time to time- including necessary repairs to A/C units, kitchen appliances, roofs and more. Florida's landlord-tenant law provides specific guidance and directives as to what an owner must do towards fulfilling their (2 comments)
Often, it's the simplest of questions that result in the most thoughtful of answers. Along that vein, what are your thoughts on that last sale of yours? That last lease, or last whateveryouwanncallit?
Did you...bust your tail and get your seller the highest and best price one could get for them? Or was it a difficult process that found you in a battle you'd never win?
Did you...get your owner client a great tenant that's going to pay the highest rent the market (4 comments)

Greetings, everyone. It's another great Orlando day- temperature's surely climbing (maybe 93 today), but not much in the way of humidity and not many clouds to mention.
The rental and leasing business, though? That remains hot, hot, hot- and I see little relief in the hesitant tenant prospects' immediate future.
Viewing a property and "getting back to me" in a few days? Chances are more likely than not that that place will be gone by the time I hear back from you.
I'd dare say that most of us have some sort of lead or prospect tracking system. It may be a program such as Top Producer that we use at Legends Realty, or perhaps your "system" is an Excel spreadsheet under a McDonald's sack in the floorboard of your car. Regardless the complexity of the system, it's important to track your prospects.
Everyone has a tale of "the one that got away", and of hoping that whatever pushed that potential client away won't be (4 comments)
Poor Trulia advice: Their 5 things to consider before renting out your home...and my thoughts Today's issue of LinkedIn Today contained an interesting column by Tara-Nicholle Nelson. She's Trulia's Consumer Ambassador of some sort, and she's written the following Q/A on the topic of 5 factors to weigh before renting out your home: http://www.rethinkrealestate.com/http:/www.rethinkrealestate.com/5-factors-to-weigh-before-renting-out-your-home/# I respectfully disagree with her in some areas, so I'll offer my thoughts here and go according to her points... 1. What's the state of your state? First thought is "What (9 comments)
"In 2012, I resolve to..." #1- I've Never Been to Spain
The sounds of Three Dog Night are going through my head as I write this, by the way.."Never Been to Spain"...
Some folks (I think a lot of folks) make "New Year's resolutions". It seems a majority of them revolve around weight loss, yet we as a nation continue to get fatter and fatter, porkier and porkier. Some folks oughtta resolve to follow their resolutions- but I digress.
Well, I've never been a resolver... mostly because I like to count myself as a man of my (2 comments)
