I posted last week about a FSBO (for sale by owner) in my neighborhood.  I then put the FSBO up on our local Facebook group.  It created quite a discussion including 2 possible buyer leads.    The post comments also included talks about high prices, high rents and homelessness.
One young woman commented that she is a homeless veteran with two young children.   I know I am going to list a property for rent in January.  I message her to get  more of her back story.   She does have an eviction and is a disabled veteran.  She was in the navy.  She has … (24 comments)

As a Realtor and property manager I have maintenance.  This allows me to become familiar with good contractors.  I do not know if I hire the best but if I do not like them I do not hire them again.   This seems to be a year of roofs.  Not a happy topic.  
 
My client found a good roofer who was willing to tackle her older homes roof for a reasonable price.  I was impressed with the work and the diligence that he showed when placing the roof.  There were all sorts of odd angles and a place where there were 6 layers … (0 comments)

We all have it.  Paperwork.  Our profession generates vast amounts of paperwork.   It gets worse if you do property management.  We have contracts to deal with.  Deals to keep straight.  Loan officers, title officers, buyers, sellers and inspectors to deal with.  Tenants and landlords.   Bills to pay.  Repairs to keep track of.   Year end staements. 
Plus when it is early February you know taxes are right around the courner.

Frustrating days in property management.   After publicizing and finding a good prospective tenant of the luxury condo my owner told me he didn't want to rent it.  He wants to sell it.  Anyone want to buy a great 2 bedroom condo in Crescent Rim.   Only $425K!    I won't actually have the listing because the builders agent will get it but I could bring the buyer.  
One unit ran so smoothly that the owner is taking over.   My hardest and most important work is to find a great tenant so the rest of my job looks easy.

My husband's w-2 is in... My 1099 is in.  It is time for that terrible time of year. Tax time.  So far I still use Turbo Tax.  I use the home and business program.   I have 3 different business, a kid in college, a hubby and some stock 1099's.   For as little as I make it is a lot of work.
It is a time of reckoning.  By the time I crunch the numbers I will know exactly how much money I spent on each business.  I will know how much I earned.

In 2006 I bought my first home for rental.   It worked so nicely I bought another.   At first I was a terrible manager!  I lost money by getting bad tenants.  It didn't occur to me that tenants would lie.   That they wouldn't pay the rent.  They might damage the place.... I was so disgusted with what was happening to my favorite rental that I put it on the market by owner.   After a bit I realized the market had changed.   I couldn't sell it by owner.... I am a Realtor and I have a property management business on the side.  I manage a 5 plex for my step mom with a friend of mine.   It isn't in a terribly good section of Caldwell nor is it a particularly nice place.   I have found it depressing in the past.  Yesterday I got a call from one of my tenants.  She found the mother of a young man screaming with his dog in her arms that her son was dead.   She called 911.

I know I did this when I ran for Congress.... I had some health concerns that popped up while I ran and I really didn't think of them until after the election. I had some medical tests to make sure I could put off my action until after the election and ran for office.   I spent the next year having several operations to prevent breast and ovarian cancer.  After the election it had seemed as if someone else had ran for office.  Someone else had traveled all over the state.  Given those speeches.  Debated Congressman Mike Simpson.  Raised money.  Put … (2 comments)

This has been an interesting summer so far....Personally it has been going great!  A trip to China!  I took care of my brother after he had a  kidney removed because of cancer (not great but neccesary).  We are planning a famiy reunion  at the end of the summer.  My kids are doing well.  Even the animals seem fine.
Professionnly I am in a quandry.   The last house I sold by myself closed in May.  The maarket has turned and it is really getting difficult for me find homes for the buyers in Boise, Idaho.   The buyers cannot beleive the market turned.  … (6 comments)

I usually love my job.... But I could do other things....  Things that have few night and weekend off.... Where I can know that my time off is time off and I know where my next paycheck is coming from... 

I wasn't planning to put out my resume... I probably wont get the job...  But the Amalgamated Sugar factory is looking for a Factory chemist....  My experience in chemistry is old but they want someone who knows laboratory protocol and can calibrate the laboratory machines.....  I can do that....  It might be boring...  I don't know what the person will … (9 comments)

This Sunday while I had 20 guests at my house my HUD buyer called me.  Apparently all the shrubery was clearcut on 2 sides of the home (including the heritage rose bushes)
As soon as my guests left I went to the listing and sure enough there was no shubbery and there was no branches on the ground.  I called the listing agent who sent an email to the assest manager on Sunday.   On Monday I called the property manager.  At first they said they would check into it.  Then I called the asset manager who said they had nothing to … (4 comments)
