We have seen other Triangle subdivisions in trouble, either being offered for sale in entirety, or all the lots being offered for sale, or model homes on the market long before they had outlived their marketing usefulness to the builder.
The December 3, 2008 Cary News has legal notice that Hasentree properties will go on the foreclosure auction block at the Wake County Courthouse at 10:00AM on December 19, 2008.
This is also confirmed in the Triangle Business Journal this week and in today's Raleigh News and Observer.
Hasentree was to be 650 luxury homes, from over $1,000,000 to over $4,000,000, and … (7 comments)

Walkable cities indeed!  #2 city in the USA!
Raleigh and Cary, NC, are featured in this video from Kiplingers.
It is SO easy to be a local booster when one routinely has news like this promoting the area.
And it sure helps the practice of real estate, when relocatees have had access to great stories like this.  The video supports the affordable nature of housing in the region, showing existing homes available in the $250,000 range.  It also celebrates the budding of renaissance in Downtown Raleigh.
Nice way to start the week!

homes: Cary, NC Real Estate Adventures: My Buyers can't afford your "Free Bonus!" - 06/14/08 09:41 PM
Can something be "free," and not be "affordable?"  Sure. But, I guess in real estate some folks feel they have to "sell what they have."  Lately I have bumped into a couple of Cary homes with unpermitted, sub-code finished living areas.  When it is mentioned, the Listing Agents' responses have been, "Since it isn't counted in the square footage, the Sellers consider it 'free bonus space.'"
It is NOT "free..."  More often it is "unaffordable."
Does that "free bonus space" carry any guarantees on the homeowners' electrical work, uninspected and possibly performed with a buddy and a beer or two on some forgotten weekend? Is there a guarantee … (4 comments)

homes: Showed 9 homes this evening. One is memorable. - 06/11/08 03:22 PM
We saw acceptable and less acceptable homes, but I had a good time with my first-time Buyer clients today.
We cruised around Cary, and dropped into 9 homes to view them.
One home in particular was "interesting."  Foreclosure hearing notice was stuck in the door handle.
It was somewhat disheveled, and partially destroyed by massively untalented, partially complete, painting.
I also think it was home to "Dog Denial People."  Had that aroma.
We left, and saw a few other homes.   Mrs. Buyer said, "I can still smell that one house."
Me: "Yeah, it happens.  That's real estate.  No fleas I hope?"  I didn't think … (30 comments)

Today we show 9287 Active Wake County, North Carolina, residential Listings in the Triangle NC MLS.
Of those we can deduct about 300 for "Contingent," "Taking Back-Up Offers," or "Temporarily Off the Market."
And we have 2377 Pending, plus 264 "Taking Back-Up Offers," yielding 2641 homes under contract.
We have about 11,618 total Active and Pending listings.
Ergo, just under 22.7% of all residential listings are currently Under Contract.
Does that mean we have a 5 month supply at this pace?
150 days to sell?
The media would tell you so.  It makes them feel good to pound the drum of sadness and negativity.

Hot off the presses:
Federal judge in Cleveland dismisses mortgage investor pool foreclosure claims against 14 properties. 
(The link takes you to a New York Times article.  You may have to register to read, but registration is free.) 
Mortgage-backed security pooling spreads risk, and allows many Americans to own homes.  And is incomprehensible to most borrowers.  Apparently, it is incomprehensible to even mortgage bankers' attorneys, as they were unable to make a solid case for ownership in court.
With as many as three pools of investors owning pieces of mortgages, and a judge's ruling that they could not show actual ownership, only "an intent to transfer."

Troon Village couldn't be in a better location in Cary, NC!  From this condominium complex, you can walk across the street to Trader Joes, Staples, and several other retail services and restaurants.  Just down Kildaire Farm Road, all sorts of retail and services exist, as well as Western Wake Medical Center.  The community is bordered by Wimbledon, a beautiful Cary subdivision that ensures a quiet neighbor.  There is no street access into Wimbledon, so the communities do not create undesired through traffic for each other.
