Last December, a few days before Christmas, I started remodeling an older home.  It was in very poor condition and needed an entire facelift.  Some people even told me I just needed to tear it down, haul it off and build something else on the lot.

I did not listen to them.  I fell in love with this old home and wanted to restore it to its former glory if possible.  To do a project like this with a home in this poor condition, you have to fall in love with it!  After it is finished and you want to sell it, however, you must fall out of love with it!  Rules of the trade, dont love your investment.  Homes tend to wrap us up in emotion.  Memories and even when you haven't lived there but you've watched the rebirth of a property, you can become emotionally attached.  I try to explain this to my clients and have them step back and look at their property with the eyes of a buyer.

Now it is time to sell my property and it is hard.  I have put it on the market however, and am hoping for a quick sale.  Here are a few photos.

Not to sound unfeeling but, get over it.  Do not have an emotional attachment to investment property.  Let it go. 

Focus on the numbers, cost plus improvements equals $$$$  Market value minus investment equals $$$$

Focus on the $$$$ and go on to another adventure.

It's easy to form an emotional attachment to a house, even if you have never lived in it! It's like a work of art that you've put your creativity into, but once you finish you need to put the price tag on it.
