Selling your house? Don't let Beware of Dog   block this For Sale

 

If your house is on the market you want your home to appeal to as many Buyers as possible.... you don't want anything that will distract from their seeing your house as "their next home".  

It's not that Buyers don't like pets... in fact many buyers are or have been pet owners.  But, pets can be a distraction.  Buyers may spend so much time "oohing and ahh-ing" over your pet, they may not focus on all your house has to offer. 

And, that distinctive  "Eau de Pet" scent your home may have is a definite turn off.  So is worn or stained carpeting and pet products throughout the house.  

If you have pets and are planning on selling your home consider this:

1. All of us are immune to odors (good and bad) in our homes.  Enlist your neighbor, Realtor, friend or family member and get their honest opinion.                                                                                                                                                                                                   bad smell                                          

2. Wash all pet beds, cages, toys, etc often to remove odors.  For plastic toys you can use a half solution of bleach and water; cloth toys can be washed in your washing machine. 

3. Replace worn or pet stained carpeting.  Cat urine is infamous for having an infinite "shelf life"!

4. Repair or replace doors or screens that your pets have damaged. 

5.Fabrics in your house may have absorbed pet odors as well.  Make sure these are cleaned.  For example, your fabric sofas and chairs, often a favorite of dogs and cats need to be thoroughly cleaned and vacuumed. Use whatever the manufacturer recommends or seek the advice of a professional cleaner. 

6. Don't forget Lucky... bathe your pets often.   dog bath

And, when showing your house:

Hide or remove pet toys, beds and water bowls.   

Arrange to have your pets out of the home.  Consider boarding them for the day if you are not able to remove them yourself.  Look at the cost of boarding your dog or cat as an investment in selling your house.  

Vacuum daily. 

Don't cover up odors with candles or heavily scented room deodorizers. When you're home, open windows to thoroughly air-out your house.

Kathy ~ not only was this an excellent post ~ I cannot believe how many houses I've been in that I either get nervious as soon as I see the "Beware of Dog" notice or have to hold my breath due to the"Eau de Pet", but this is one of my FAVORITE movies!  How appropriate!

Not too many are fond of eau de dog or eau de cat..........even pet lovers.  Great suggestions for sellers with pets........especially making sure they are out of the house during all showings.

Great title for this post Kathy!  I am a dog lover and have one large one myself.

One note I may add is that when cleaning carpet with pets make sure they deodorize the area completely wherever the dog (s) generally lay.  We have 2 year old carpet and had it cleaned last year by a deep cleaning company which I've read is best for retaining the life of the carpet. Anyway, they did not deodorize where our dog likes to lay and I swear the drying carpet stunk of wet dog (and there was no detectable smell I could smell before that).  I called the company and told them about it - what was the point in cleaning if it was worse smelling than before they started??  Long story short, they asked if the tech had "deodorized" and I was there and do not recall him doing so.  They came back did the deodorizer and thankfully the odor was gone! So note to those with pets and your carpet is in good condition but needs regular cleaning... make sure you have them deodorize!

Kathy, love the title and tailer. Pets can be quite an issue. I was just in a home where they used piddle pads for the dog instead of sending it outside!

GRET advise to all sellers.....you love your pet but others will not.  I'd also add.....make sure they are secured in a crate or somewhere so they will not get out by accident when during showings.

Great post!  This is a reminder that will never get old.  We love our pets but the new buyers may not.  Even worse - they may be allergic.

Roger- I'm sure I didn't make the best house guest all of the time since I was tied to my laptop but it was a challenge!  Had a great time!

Karen- didn't know that and a very good point to make. I'm going to include this tip in my next newsletter. I guess I would have assumed (and you know what happens when you do) that when they cleaned the carpet it would have deodorized it.  

Janice- a big pet peeve of mine... piddle pads when you're trying to sell your house.  

Cathy- thank you for always supporting me and your comments.  Have to check... didn't know about the feature. 

Kathy- another good point... if they must be at home secure them. Nothing like having a big German Shepherd pounce on a potential buyer. 

Julia- OMG,  you jogged my memory.  I do remember seeing an MLS photo with 2 dogs in the picture. 

Sharon- We just have to keep reminding them, yes!!! Did you see the movie?

Another excellent post with the perfect list. Some sellers give me blank stares when I ask them what they are going to do with their pet when they have a showing. They haven't even thought about it! That's why I don't sell my house very often, driving around with two or three St. Bernards for 2-3 hours during the showing "window" of time is not much fun.

Shar- I know what you mean.  When we sold our last house in FL I had to lift my 45 lb blind Brittany Spaniel in the back seat of my Expedition and we'd go for a ride.  Not fun!!!

I love dogs and cats. I really do. However, now that mine are gone to pet heaven, the house is much cleaner and smells better! (Sorry, Samson, Katie, Linus and Felix. Oh yeah, forgot the hamsters, gerbils, guinea pig, mice and pet rats my kids used to have....) I recall walking into one homeowner's house on a rainy day, and it smelled like wet dog. He was insulted that I noticed!

Really great list Kathy! Our 85 lb. Pyrenees/Border Collie mix was very social and protective at the same time, not a good combo for showing, so she went for a walk or a ride. Not so much the rides, because she threw up EVERY TIME she got in our van, though she loved to go for a ride! =o)

Kathleen- I'm with you... I love cats and dogs but they can present a special issue if you're trying to sell your house.  Sellers need to be aware of it and try not to take it personally.

Cheryl- got car sick, huh!  My Brittany used to pace in the back seat, going from window to window for the first 10 minutes.  Drove us nuts.  Then, she'd settle down.

I loved your title and the blog.... I don't have pets but I have very I mean very sensitive nose and If home owners have pet, I know it right away...It is very touchy subject for some home owners when you tell them to take care of odor in the house...

Any suggestions how to bring up the subject without losing a deal?

Beena- so glad you liked it. You're right it is a very touchy subject.  That's why I suggest using a Home Stager, we'll play bad cop to your good cop.  However what you could do is take the assumptive approach with them.  Let them know in a nice way that all pet owners become immune to any pet smells that might exist in the house and rather than take a chance you'd suggest having all carpets cleaned and deodorized.
