I was Dusting, and had to Laugh - Times are Changing!

As we enter into a New Year, it is fun to look back at last year, and past years.     There have been business plans, budgets, technology and programs that helped our business grow!     What will work best for the 2011 year of business?

It is exciting to look forward to the unknown and do a bit of hoping, it will be better than last year!     I look forward to getting a new phone this year, and the frustration with learning a new system!    We have new contracts that changed pretty drastically to study.

Have you looked back to see how things have changed?    I was dusting my home office today and FINALLY threwFax Sticky these away!   Remember these?  Fax Stickies.   Shoot, even the fax machine itself is almost obsolete.   Only HUD sends faxes, rather than scanning and emailing!     For those that have been in the business for years - remember delivering the contracts?     I got in after those times!   How about picking up keys at the listing office?  Do you remember --- I will carbon copy you?   FUNNY!

Remember when buyers were not represented, and we only had seller representation?    Look how we have progressed since then!    I know agency differs from State to State, so will leave it at that!

As I was reviewing the new contracts on CTM e-contracts, was thinking about the NCR paper contracts we used to use!    Those were the days you could write an offer on the hood of your car!     I think I still have some inspection notices with NCR paper!

MLS Book   May 1998

 

Remember the MLS book?    That was sure cumbersome, and so out-of-date by the time we got them!   I kept the last one I ever got, and knew I would get a chuckle seeing it again!

As of May 1998 - there were 300 income properties active, 2679 condos listed, 10,222 residential properties listed and 1512 pieces of land listed!

 

Remember when we would get 10 offers on ONE property?      I remember sitting down with one seller with 13 offers in 8 hours!   I think that was 1999 or 2000.      That was difficult sorting through that many offers in hopes to find one that would close.

 

Remember getting offers for $1 higher than the best offer?     Those were the DAYS!      I did believe I had died and gone to heaven, and wondered WHY I had not gone into real estate much earlier!   Remember the days when BLOG wasn't in our vocabulary?     How about virtual offices are being the norm?

I remember charging sellers my "normal rate", and thinking I was getting paid SO WELL, since the property was not on the market long.    Today, the sellers are asking for commission cuts, and properties are on the market longer!    Go figure, just a sign of the times!

Today, I just HOPE not as many deals crash this coming year as in the past year!      I hope the general public feels more confident with today's economy, and real estate is a bit easier.      

Change is inevitable, whether we like it or not.

My favorite "new" thing this past year has been Docusign. You can get all parties to sign electronically all in one dedicated email blast. It has saved from faxing and/or scanning back and forth and also saved a ton of paper. You should check it out. www.docusign.com I think it works on most MLS systems.

Joan ~ congrats on the feature!  The old fax paper couldn't be left in the sun or it would fade to nothing!  I remember so many agents freaked out because the listings were going to be on the Internet and thought that that was going to be the end of our job security.

Phil, it will be interesting to see the next few items that are out of date!   Fax machine will surely be the next one!

Ritu, probably the fax stickies were from business years prior to real estate, but it was fun thinking about all the changes over the years I have been in the biz.

Robert, I too have clients with NO computer or cell phone!    Some of these are young too, just don't get it!

Debbie, I use CTM e-contracts, electronic signatures, stores out client base, can copy a contract, and the best, you can link to other CTM users and have a complete electronic file, and zip it to a disc!    FABULOUS!

Dawn, thank you, and I too remember when IDX was being considered, and everyone was SO protective.   If it WASN'T a part of all IDX, you lost out!     Things have changed!

As a home buyer I remember the book too!  I have only been in since June 2005 and even in that time a lot has changed. I remember when I was first learning our CAR (California Association of Realtors) contract, my mentor told me that hardly anyone got a FHA loan!!!!

Remember when contracts and disclosures used to be on paper?   ...ok, most still are, but I just wanted to brag about going paperless this year.  ;)   I can access every doc of every file from my iphone, laptop or desktop and they sync automatically.  The free account at dropbox was a big help: https://www.dropbox.com/referrals/NTk2MDY3NDk5

Dusting and Laughing...shoot I thought I would get an awesome cleaning tip to make me like housework.

You did make me chuckle. I remember paying almost $1200 for a fax machine when my husband and I were doing work worldwide....and we kept the ticker tape machine just in case...my how things have changed!

DeeDee, oh my!   No FHA loans?     Were they selling real estate?

Damon, e-contracts were also a fabulous progression!     Your clients now don't have to go and find a fax machine if on vacation, you just need a computer, no matter where they are!

Lynn, I don't have any cleaning tips, the dust was out of control!   I have been a bit slow, so going through stuff and preparing for the New Year!

You know the sad part is, if I found any of those old fax stickers I would have trouble throughing them out.  You never know when you might need them!  I have an e-fax and even it does not get a lot of use.

Joan, what a terrific idea for a blog post! I think I have some fax stickies myself. Speaking of which, I also still have a fax machine (with rolls of paper, remember those?) in my home office...and I haven't had a home telephone line in 5 years! :)

I remember the yellow books with eight listings per page, in order listed, mix of everything  - condos, houses, rentals, commercial, all areas.   You stood in line for your turn on the office terminal or if you were really up to date, you had a "dumb terminal" at home - newsprint on a roll, black double-spaced info, no pictures, and slow, but it was a WOW thing once upon a time.

I remember when buyer agents were "impossible, will never happen here" and after that when we couldn't use the lockbox and no commission was offered us in the MLS.   I remember a lot of rebels who thought buyers had rights.   

I remember ---my grandkids get a kick out of "the good old days".     Thank goodness we're not still working with so few tools, and I wonder what the next years will bring.
