Why do my offers keep getting rejected?

A common question from BUYERS as of late is "Why do my offers keep getting rejected?" The simple answer in most cases is someone made a better offer than you or you can look at it as you made an offer worse than someone else. Here in the Manchester NH area where homes on the market of decreased near 30% and sales are up 10-20% there are more buyers making offers on listings. It is common for me to get 4-5 offers within the first 7 days of a new listing.

OFFERS CAN BE RANKED FROM TOP TO BOTTOM OF MOST DESIRABLE TO LEAST AS LOOKING AT FROM A SELLERS VIEW OR THE LISTING AGENTS EYES. 

1. CASH OFFERS: Cash is KING. Cash offers are not better becuase it is cash but better becuase there in NO mortgage contingincy.

2. NO CONTINGINCIES:  An offer even if you are getting a mortgage that does not have any contingincies is better to a seller as the sale is guaranteed. A seller does not want tio wait 30 plus days and have a buyer back out for any reason. 

3. LIMIT YOUR CONTINGINCIES: The only 2 contingincies most sellers will look at our a mortgage contingincy and a home inspection completed within 7-10 days. Sellers want to see a closing of 30 days for conventional mortgages and 45 days for FHA, VA, USDA etc.  

4. PRE-QUALIFICATION AND PRE-APPROVALS: Before even starting to look for a house you should neet with a Local and Trusted Loan Officer to get pre-quailified.  They will look at your credit plus your financials and let you know if there are any mortgages that you may quailify for

You can take the extra step and ask your loan officer to complete a pre-approval where they verify your income, employment and send your file through an underwriter, when you do find a home you will be that much ahead.

5. KNOW WHAT TYPE OF HOME YOU ARE BUYING: There is a difference between buying from an owner occupied Home, A Bank Owned Home and a Short Sale. Such as no bank or short sale will look at your offer without a prequailification That loan officer need to know you are looking at bank owned homes so they can provide you with a list of what condition the property needs to be in for you to be able to get a mortgage. 
 

6. TYPES OF MORTGAGES MATTER: While an FHA, VA or USDA loan is better for the buyer, it is worse for the seller as the house has to be in move in condition which may call for repairs. The appraisal for any of these 3 loans has been known to kill a deal in its tracks and sellers may choose someone with a conventional loan over any of these.

 7. THE BEST TIP FOR MAKING THE BEST OFFER: There are still some incredible deals out there. Interest rates are still ultra low "for now". Sellers need to be realistic, buyers need to be more realistic and agents need to be on top of their market to be able to provide the service your clients want and need.

It does not take magic to turn your "For Sale" sign into a "Sold" sign. it takes a full time Local Agent who specializes in Listing homes like yours.

Good morning Scott, great tips for buyers on a multiple offers property. Lately I came across a listing,  buyer paid $10K more than the listing price for a house that has 9 offers.  Suggested.

If your offers are less than 44 inches high, you can not go on any of the real estate rides. Horsepower to peek up over the real estate closing conference room long table is needed to be able to make the purchase. To have the commission check cut with your name on it. Strip away all the doo dad contingencies that if you the buyer were the seller you would say no way. There has to be a good taste in both parties mouths. And real estate agents, brokers have to prepare the buyer with situations where the price is fair, there was not any wiggle room tacked on and the seller is not in to horse trading, wear me down back and forth ping pong. And the place is worth the price, will soon have a SOLD rider screwed on the sign speared in the front lawn with your colors, font style on it.
