Home Staging Tips For Snowbirds- How to Sell Your House While You’re Out of Town.

 

You can’t always control when your house is going to be on the market, so if you’re planning House for sale/sold
on being out of town this summer, and your house is on the market here are some tips to help you get it sold.

 

1. Keep those hurricane shutters up or away from your windows!  Yes we are entering hurricane season, and yes you will want to protect your house but if your home is on the market, Buyers will need to experience the full impact of your home.  Hurricane shutters will make your house feel like a cave.

There are services that will put up your shutters for you.  However contact them now and find out how much notice they need to take care of your house.

2.  Patio furniture needs to stay there for now.  Just as hurricane shutters need to be left off, your patio furniture should stay where it is or stored... but not in the house.   

How can a Buyer see the space of a room if it’s packed with outdoor furniture.  Find a service or neighbor who can bring the furniture if a hurricane is on the way.

3.  Arrange to have someone, either a family member, friend or service check on the home while you’re gone.  They can run the water, flush toilets, pick up dead bugs, etc and freshen the house.  

If your home has been shown, it’s a good idea to have someone come over after the showings to make sure that all doors have been locked.

pool service4.  Make sure that your lawn and pool service will continue while you are away.  If you have potted plants or flowers have someone who will come and care for them or remove them.  Our summer heat and sun can make it hard for many flowering plants to thrive without daily waterings.

5.  Keep the thermostat at a reasonable temperature!   I know you’re conserving electricity but you don’t want your Buyers racing out of your house because it’s like a sauna inside.  

6. And, finally, don’t assume that your Realtor will be available/willing to do any or all of the above.  Yes, they want your home to sell but your house is not the only house for which they are responsible.  And, in the event of a hurricane, they will have their own home to secure.  

 

If you have to be out of town while your home is on the market,

don’t make it harder for your Buyer to want to buy your house.

Good morning, Kathy..... I can't tell you how many people leave their homes and expect the realtor to baby sit and maintain the property.... mow the lawn... and remove the last few pieces of furniture.....

KAthy fantastic tips as some hoem owners do not realize these things matter and some do not have anyone taking care of the home expecting the Realtor "just will". It is important to have this conversation with the sellers.

Hi Kathy -- when a seller can't "be there" it's best to have a solid plan in place(and let everyone know who is in charge) to make things appear as if everything is normal.   Prospective buyers do not need know the sellers are away for an extended period of time.

I love the advice and wish that owners of rental properties took the same care for their investment. So many leave it entirely up to the property manager.

Hi Kathy,

Excellent tips. If my seller is going to be out of town I remind them to employ the services of a yard person if they haven't been doing so and a employ a pool service. If you don't tell them they just "forget" and expect the Realtor take care of these items:).

Excellent tips, A shuttered house is definitely not inviting to look at...I have seen homes in Florida that have automatic shutters built in that can be rolled back ahead of time by the listing agents.  Watering service and pool service are a great idea. A

It sounds like a whole cottage industry has grown up around taking care of snowbirds houses during hurricane season. Very helpful when you're trying to sell your home from out-of-state.

BARFF-  so many of the condos here are shuttered for the summer.  It's odd looking as you drive down A1A.

BarbaraT- I was just with a Realtor who had boxes of stuff that had been left behind by her sellers. 

Scott- I've seen agents I know cleaning pools for their clients. 

Michael- even little things like going through the house to run the water and flush the toilets and take care of spider webs can make a difference. 

Mark- unless perhaps they have some kind of agreement written in the property management contract, you can't assume that they will take care of it. 

Dorie- that they do and then the agent is in a bind because they do have a vested interested in getting the property sold. 

Alexandra- the ones that can be taken care of automatically are the best.  I was consulting on a 3 million home where the owner insisted on putting up the hurricane shutters and bringing in all of the considerable patio furniture.  The house looked like a cave. 

Mary- thank you.  And, how can a buyer get a feel for the house if it is dark and locked up or the pool is dirty. 

Richard-   I know many companies who have added that service to their business. It's great for snowbirds who are gone from May to September or October.

Kathy - thank you for #6. I had a client withdraw a listing because he got mad at me. Why? I wouldn't go over and hand water his lawn twice a week. I happily withdrew his listing.

Kathy, Number 6 is thermostat important. There are housecare services that will do all of these things for the homeowner while they are away.

That's telling him Kathy.  Yes, folks while we would love to sell your home and treat it as if it is our own, the reality is IT IS STILL YOURS and YOU are contractually obligated to maintain the home in the same fashion and condition it was in the day you listed it with me to the day I sell it for you.

Hi Kathy. Great advice. Very often people leaving the house in not very attractive condition inside thinking about coming back soon but than they  suddenly come with decision to sell it. It doesn't help selling and if they can't come to take care of their property they better hire professionals and arrange maintenance.
