There was a webinar today given by Bob Stewart. Not to worry if you missed it because it is recorded right here  How to Host a Successful Open House According to Real Estate Professionals

This was an excellent session that I listened to in between appointments  in the car.  (Thank goodness for the iPad.)

There were some great ideas and suggestions. This format makes learning easy and fun.

Do yourself a favor and listen, really listen to this session. I will be surprised if you don't come away with a good idea or two.

 

As a seasoned agent, one of the best things today was this suggestion:

Have the sellers invite the neighbors to the open house. You read that right. The invitation comes from the seller to their neighbors.

 

 

When speaking with my sellers tonight, I shared this suggestion.   They were not comfortable... thinking it would "annoy" their long term neighbors. 

That was not the intention and suggested the verbage and  sent them a sample letter to email out to the members of the  neighborhood association.

It read....

 

‘We have lived on  this street for the past  25  years and have loved our home and this very special neighborhood. We will be moving in a few months and our lovely home is for sale. We would like to invite you to stop by  Sunday 1:30 to 3:30.  Please feel free to pass this along to others  you may want to have as new neighbors and members of the community.  We are looking for someone who would appreciate this home as much as we have.''

 

 

 Within minutes, the response from my seller. "Thanks, I like it and will follow up tomorrow"

Margaret, I've been having the sellers invite neighbors for years, and it really does work. In Crestwood, I feel so much more comfortable having them send the email. Somehow, I'm hesitant to use my neighborhood list serve to promote my business.

what a great way to get the owners to participate. Neighbors do stop by at an open house, and now with this invitation, they will be telling friends prior to that day. It makes perfect sense

Margaret I think this makes total sense to folks that have really appreciated and enjoyed the neighborhood and others have appreciated them being neighbors.  Love the idea. Just had 2 recently that it would have worked perfectly for.  Instead they both invited everyone over personally. Can you say...sold fast enough.

I like that one Margaret, putting it out there for the neighbors so they know what is going on and do not feel like they are snooping when they come through the Open House.

I like the letter! It kind of says thanks for your friendship over the past 25 years. As anxious as homeowners are about selling, think of how anxious the neighbors are wondering if the new people will be as nice as the current ones are. Great idea!
