NEW CONSTRUCTION
The long wait is finally over. My buyers signed the papers with the Builders in April 2015. Although the contract states it can take up to two years to build, the builder thought it could be ready last summer; then late fall. It has been a little more than nine months. We closed today, January 29, 2016!
WAS IT WORTH THE WAIT?
I had to know... What did my Buyers think? At the closing table I asked, knowing what you didn't know when you decided on new construction rather than pre-existing, would you do it all again?
YES! I WOULD DO IT ALL OVER AGAIN
Without any hesitation, they both agreed buying New Construction was worth the time and the wait for the following reasons:
- They got to pick out exactly what they wanted.
- They took pictures every step of the way & know what's behind every wall.
- They learned a lot about building technology.
- The energy savings is worth every penny.
- They feel more secure because the house is up-to-code.
- They learned to be patient.
- They know more today about construction than before.
ARE THERE ANY REGRETS
The Buyers were quick to so no. Trying to find the right house in the location they wanted in a market with low inventory and multiple offers, above list price was too stressful. In re-evaluating where they were several months ago and where they are today, they feel confident they made the right decision and didn't buy in haste something older that would have cost more than market value. Besides, they had neighbors who did that one month before they sold their home last April and those neighbors already had to make major improvements, i.e., HVAC. If they had not paid over list price, it wouldn't have bothered them so much. Therefore, my Buyers can honestly say, even though they had to wait longer, they have no regrets.
Consulting with Buyers and Sellers is a key ingredient. A Real Estate Sales Person has a fiduciary responsibility. They must be be honest and put the needs of their clients first. Would an over-inflated sales price make me more money? Probably! Would it have satisfied my Buyers? No! Not in the long run at all. Did I have to wait just as long as my Buyers? Yes! Did we both learn the art of patience at a time when time seemed to stop and the builders weren't moving dirt to get this house erected? You bet! But in the end, the new beginning in a newly constructed home satisfied the Buyers and that's the most important part of selling Real Estate. Providing quality service, being truthful and honest is the reason repeat buyers, such as this one that closed today is the Pride of being a member of the NATIONAL ASSOCIATION OF REALTORS®.
