Westchester, CA 90045 Single Family Market Report... this zip code is on fire. I just listed a heavy fixer and could not show it for 10 days because the person that used to live there was a hoarder. As soon as I was able to show it, i.e.: Today I had nine appointments. So my point is sometimes you need to look at the background why the numbers are the way there are. I had a call from an agent I see you have the listing now for ten days....what is the reason? Seriously ten days is nothing, but if you read the description and private comments you would have known that technically today is the first day on the market...
So with that said let's look at the Days on Market in the 90045 zip code:
Clearly this is a seller's market and buyers and their agents need to understand this fact. Now let's look at the inventory:
As you can see this is a huge improvement. Needless to say sellers and their agents need to make sure they price the homes correctly or their property will be overlooked. Now just on a side note, my listing was considered as a "Hot Property" By R. fin.... that means we can expect to get multiple offers. Now with that said after ten days on the market and first showing today, we have four offers already. We anticipate at least three more before we cut off the time for accepting offers.
Now let's look at the price per square foot that tells a lot too:
Now once my listing sells this will pull down the numbers because my listing is a fixer. Once the developer who buys it he in turn will increase the statistics. So with that said my point is you should always get the advices of a seasoned Realtor who is familiar with the ins and outs of the specific pocket of Los Angeles. This is key in better understanding the numbers.....
