Your Neighbor’s House SOLD in One Day! Yours Is About to Expire..WHY..HOW?

Remember the day you made the decision of selling your house? Based on what you read and heard, home prices have increased with high demand from the buyers in the area where your house is located in. Next step was to find a local, knowledgeable REALTOR®. You asked around, checked online and interviewed a few agents and chose the one who suggested the highest list price out of all the other agents. Who doesn’t want to sell their house for as much money as possible, right?
You signed the listing agreement, your agent took photos of the house and it was input into MLS(Multiple Listing System). Days, weeks gone by with no showings! Not a big concern as you’re still living in the house and your trusted your agent on the price which you also liked regardless of what the other four agents told you based on all the active and sold comparables in the area.

Then, you see a sign across the street from your house with a nice “Under Contract” rider. Yikes! You then go online to see what it was listed for and what their house looked like. Well, their house was priced $38,000 lower than yours, they have and additional 410 sq ft gla and some upgrades which your house doesn’t have. You immediately think they’re just giving the house away but are they? Or, is it possible that they took the advice of a knowledgeable REALTOR® who suggested the list price?

Home Sellers, I have news for you! Even if your local market is identified as a “Seller’s Market” with high demand and low inventory, homes are worth as much as buyers are willing to pay for them. Grossly overpriced homes either see price reductions, sell at a much lower price than list price if buyers even make an offer or become Expired Listings.

Before you start pulling your hair out and start the blaming game, do yourself a favor and think realistically. If you were a buyer, would you pay almost $40,000 over market value? Especially if there are other homes available for sale at lower prices.
Don’t select an agent because they’re telling you what you want to hear, you will lose! Select an agent because they’ve demonstrated knowledge and you trust them.

How are some homes selling in just a few days? What are these sellers and their agents doing?

Here are some tips;

-Price it well(within market value range)
-Make sure your house is show ready(inside and out)
-Pictures sell. Check the photos of your house online, are you pleased? Do they need work?
-Get a copy of the MLS sheet from your agent and check every single line
-Don’t put any showing restrictions. Remember, if your house can’t be shown, it will be sitting in MLS for a long time

You have provided great advice. If only all sellers would understand. There is always that one agent, desperate for a listing, who will list an overpriced home. How does that work out for them? Oh yeah, it doesn't!

Sound advice in any market. Sellers dont want to listen sometimes but the truth is when your home doest sell there are always the standard reasons and the Price is always at the top of the list. Over priced isnt going to sell.

Hi Debra Leisek, buyers are smart, they are working with local, knowledgeable agents who provide them with comps directly from MLS so they can smell an overpriced listing from a mile away.

Great advice, Beth.  Yes, many sellers hear what they want to hear and choose the agent that gave them the higher price.  And, of course that doesn't mean that they will actually get that price.

It's just like construction...people want the lowest price.  And, I've got news for them...they get what they pay for...and often end up paying more in the end.

Good post Beth. In that situation, indeed time to do an analysis and develop a an adjusted strategy. Problem is, the house across the street becomes a comp.

So true...it's not worth it. Either the listing expires or, after so many price reductions, it sells for far less than what it would have sold for originally. Good post!

Great message, Beth. As Realtors, we hear this type of scenario on a weekly basis. Sellers must be realistic and listen to their Realtor's advice on determining price. If four agents suggest a price while another says they can get tens of thousands more, the seller should see red flags.

Several months ago my husband and I started looking. Houses were selling fast and furious in our price range. Could not get there fast enough. Didn't matter because there wasn't one I liked anyways, LOL.

However, people started getting greedy and prices started going up...now they are sitting a bit longer. I'm quickly losing interest and thinking maybe this isn't the time for us to make a change.
