The implication is probably three-fold when buyers with agents call listing agents. First, they may possess little patience. We live in a world where everybody expects immediate responses from everybody, which is insane. Second, they might not feel their agent knows the best questions to ask or is too inexperienced or not attuned to their needs. Which means in their mind, they feel they can do a superior job. Their agent is just in the picture to write the offer. Sounds insulting to buyer's agents if you ask me.

Hi Elizabeth- we were awakened by a tornado alert during Hurricane Irma at 4 AM last year. Somehow I think that the hurricane/tornado association gets together and plans on heading to their targets at 4 AM. Glad you were spared!  And, why in the world do buyers think they can just pick up the phone and call the listing agent???

Kathy Streib I know, right? Why does it have to be 4 AM?

As for buyers calling the listing agent, it's OK if they don't have an agent but when they are working with an agent, that's difficult. No listing agent wants to be accused of interfering with a buyer's agent client. Which is exactly what happens.

Fortunately, I've not had to deal with this situation, Elizabeth. But I did have a transaction recently where the seller kept calling me for updates and I was representing the buyer! He kept saying he never heard from his agent or her assistant. Hard to tell another agent that their seller is not satisfied with their level of attention.

If I was this woman's agent, I think I'd be thrilled if she moved on. In fact, if I had a client who called another agent, we'd part ways. Fortunately, it hasn't happened.  Geez. So good to hear the storm passed by quickly, so sorry for those who weren't so lucky. D
