As I mentioned in my personal blog today, marketing fixer homes is an utter joy to me. Not every Sacramento Realtor enjoys listing and selling homes that need work. It offends their eyeballs and sensitivities, I suppose. They also seem to struggle with how to price the home. None of those issues is a problem for me.
I suppose that explains why so many flippers try to buddy up to listing agents, because some agents are susceptible to their advances. Even when the flippers say crap like, "We will give the listing back to you when we sell," which means, no, they won't, but it sounds good, and agents are such suckers.
Those guys do not run into many listing agents who prefer not to represent the buyer. In fact, I don't care who brings the buyer. Further, that type of investor's approach is unethical. They reason agents will do anything to make both sides of the commission, plus a promise of a future listing is golden. Which means that kind of cozy-ing (bribing) doesn't work with me.
