Today's scheduled showing turned into a one-hour open house.
Below are the steps for doing a HomeRome Impromptu Open.
-A scheduled appointment is made.
- Put the open house in the MLS.
-Put up an open house sign.
- Show the house to the scheduled agent.
-Show to anyone else who comes through.
-Lock the house and remove the sign.
-Check the time.
From start to finish-1 1/2 hours unless... there are numerous showings...then I stay till they are finished.
I started doing these at the beginning of my career. If there was an appointment with a contractor or an agent wanted to preview or I had a showing, I would put up the open sign.
Does it always work? Of course not!
Have I wasted any time? Not at all.
Does it work sometimes? Of course!
I have had zero visitors show and I have had as many as nineteen show up. Nothing ventured nothing gained.
I don't need weeks in advance of an open house, I don't need the neighborhood flooded with signs and I don't need advertising. I am going to be at the house for a showing or some other reason. The Open House sign is always in my car. It's simple, it's easy.
