BUYERS ARE LOOKING FOR A HOME IN LOVETTSVILLE, VIRGINIA.  Lovettsville homes are priced well for Loudoun County real estate

House #1:  New construction.  This builder is sitting on approximately 75 lots with homes in the $675,000 to $772,000,000 base price range.  Homes are built on 1-3 acre lots with lovely views of the mountains, lots of green space in the community and the standard features include just about everything a buyer would want in a new home.  The need for upgrades is rare and the homes are lovely without upgrades with the beauty in the land, the design and well designed floor plans.  Prices for their to-built-homes are about $201 per square foot.  Unfortunately, they are NOT selling.  So, rather than reduce the price, the builder has introduced a new line with three models, all smaller homes on smaller lots.  The homes price out at approximately $219 per square foot.

House #2:  New construction.  This builder has a lovely 18 home development with lots of green space, fantastic views of themountains, generous amenities with a small lake, old barn that will be a community center, geo-thermal temperature control, steeply sloped roofs that will permit installation of solar panels.  All homes have the back roof facing south for that purpose although that feature limits home placement on the lots.  At $200 per square foot, the homes are priced right.  The $190 monthly home owner association fees is not attractive to my buyers.

House #3:  New Construction:  Local builder in New Town Lovettsville offers Neo-Colonial homes on small lots with detachedgarages in the back.  This is a popular home style for this area.  The homes are prices at about $220 per square foot with theupgrades my buyers will want.  The floor plans are very nice and offer contemporary interiors attractive to a young couple.  One of the attractive features of these "in town" homes is the public water and sewer.  The builder has a lot available across from the park, which makes it attractive for future ambiance.

House #4:  Resale Home.  Been on the market for 330 days.  Priced at $550,000.  Nice lot, attractive exterior.  Unfortunately, we couldn't get in because the lock box is a combination type and that isn't in the listing.  House is vacant.  I called for the combo and got a voice mail that the agent returns calls at Noon and 6:00 each day.  The sellers wonder why their home hasn't sold. 

House #5:  Resale Home.  7 year old home on the side of a mountain.  Multi-level design custom design with no basement.The floors sloped significantly from front to the back of the house.  Priced at $535,000 for about 2900 square feet, the house has a Galley Kitchen, badly finished hardwood floors throughout the house, very overgrown landscaping and an abandoned swimming pool at the top of the hill/lot. 

That was my day.  Where are these folks going from here?  My guess is that they will make an offer on the "in town" Neo-Colonial and try to hedge against further reductions in price due to the very poor market here.  One thing that became very clear after the tour today is that neither builders or resale owners are doing what needs to be done to move real estate in this very strong buyers' market.  Oh, did I mention that they have two homes to sell?  One his and one hers.  One in Maryland and one in West Virginia.

I love the agent who only returns phone calls at certain times.  What if the buyers agents only accept phone calls at different times than that?

Lenn, well you say it like it is. Wonder if the telephone agent will read this or better yet, the Seller. Sounds like you have some listings out there that need to get a clue. If anyone can help them do that...it's you!
