The Wheels On The Bus Go 'Round & 'Round But The ETA Is Your Call

In the real estate business, for every action, there is a means of protection for the client. This reminds me of Newton’s 3rd Law that states, “for every action, there’s an equal and opposite reaction.” Real estate IS a reactive business, but we DO have protections for every buyer and/or seller client.

Buyer protections are relatively standard with the use of home inspection, mortgage contingencies, and Attorney representation to eliminate deceit.

Sellers have “drop dead dates” for their buyers to satisfy all contingencies and Attorney representation to keep everyone in the transaction honest.

Having said all of that, how do so many transactions become “deals from hell?” If everyone does their job, every transaction would and should be just like riding on a newly paved road with a negotiated ETA.

Each agent can only control what he/she has for a job description. However, if both buyer agent and listing agent work cooperatively, there is no problem or situation that cannot be addressed and resolved.

Every transaction is a team effort, and the results of that effort are in direct proportion to the attention and performance given by each player.

Just another thought for the moment.....

The wheels on the bus always roll smoothly when everyone gets along, but one bad wheel will cause the bus to not be able to move at all.

Yes Barbara, each player has a part in the transaction. Most of the time it all works out, but there a few times in my memory that wiped out the deal because of their lack of communication!

You're right on all points, Barbara! Now, more than ever, it's not smart to show your 'bad side' to your peers!! I had one recently that had a bidding war on the back-up and one of the agents literally threatened me that she had done 'everything right' and her clients 'had better be the back-up by day's end!' I kid you not!

Well, let me tell you, they're NOT the back-up! I shared the 'threat' with my clients and they don't want to deal with that type of person on the other side of their sale. The team needs to work TOGETHER!

A great team can get anything done, and do it so it's easy and smooth for all clients. All it takes is one person who isn't being helpful (or is being a roadblock) to make it much more difficult.

Enjoy your Sunday!

The key being all parties are responsible professionals. Unfortunately, not always the case. It is so important to have the right people on your team!

Good morning Barbara Todaro ,

I'm so glad Kathy Streib featured your post in her "Ah-ha" moments for the week as I missed it. It's all about the details and if everyone takes the tasks at hand seriously and is committed to following through it can be a smooth and seamless transaction for all parties!

Putting an offer together and getting it to a smooth and succesful closing are two entirely different subjects. Both take great skill and the later takes a team that is on the ball 100% of the process.

Each transaction requires full cooperation on the part of all participants.  That's the only way to being it to a successful close.
