In the real estate business, for every action, there is a means of protection for the client. This reminds me of Newton’s 3rd Law that states, “for every action, there’s an equal and opposite reaction.” Real estate IS a reactive business, but we DO have protections for every buyer and/or seller client.
Buyer protections are relatively standard with the use of home inspection, mortgage contingencies, and Attorney representation to eliminate deceit.
Sellers have “drop dead dates” for their buyers to satisfy all contingencies and Attorney representation to keep everyone in the transaction honest.
Having said all of that, how do so many transactions become “deals from hell?” If everyone does their job, every transaction would and should be just like riding on a newly paved road with a negotiated ETA.
Each agent can only control what he/she has for a job description. However, if both buyer agent and listing agent work cooperatively, there is no problem or situation that cannot be addressed and resolved.
Every transaction is a team effort, and the results of that effort are in direct proportion to the attention and performance given by each player.
