To get to this stage of the Real Estate transaction is inevitable whether you are buying or selling. I can see if buying, how exciting it is but when selling, not so much. Moving, is on the list of things that are life-changing events that cause stress resulting in health issues, divorce or separations and changes for better or worse
ITS NOT THE END OF THE WORLD
Just the beginning of the end and if handled right, can be the end of the beginning. So necessary is this dynamic called packing, moving, uprooting etc. that a whole entire industry was born out of it. Some good or bad all expensive!
PREDATOR
If you do an internet search, the marketing and public relations by the different companies are out there all barking at you in the nicest ways to contact them. Unknown to the many, there are companies that represent companies who move and you wouldn't know they are middle men. They don't want you to know either
AGENT OR PRINCIPAL?
If you are dealing with a direct principal i.e. the actual moving company you get one set of dynamics and they are regulated by federal and state laws. If an agent, another and they are rogues. You don't really know and it is not obvious either unless you inquire and even then, the answers are tricky and deceptive
AGENTS
They are more expensive, have more small print and are not accountable should something go wrong from not being there on time to handling insurance claims. When pressed on problems they respond: check with your carrier & they move on. Shocking when you find out they won't help you after you paid!
PRINCIPALS
They are in the business and are here to stay unlike agents who move on if a problem. They tend to be more accountable but still expensive but stand behind all that they do. A good company will answer all your questions gladly-willingly. They also answer to the Department of Transportation (DOT) and you can run a check on their business for any violations or shenanigans'
DO IT YOURSELF?
You can rent a truck or a trailer and they are not cheap also coming with lots of little but doable problems. Then, there are the boxes, tape, packing materials and if a trailer, you need a hitch which costs money. If a truck, insurance galore plus stress of driving this vehicle that may or may not turn or travel like your car does
LOAD & UNLOAD?
If you hire a company for a start to finish experience, their guys charge $ $35-50-100 dollars per hour per man and they pack load and unload etc. If you do it yourself, the prep work is time-consuming/ back-breaking but can be worth it.
LIVING OUT OF BOXES
On either end whether packing to go or arriving after the fact, boxes become your world along with newspapers, old tape, dust, dirt & general inconveniences. Think camping out either before the move or after. Its like going to the dentist but not as bad but still upsetting in some way. It is subjective but necessary if you move
ARRIVAL TIMES IF HIRED OUT
Both agent and principal companies when hired are subject to what happens at the time of the move and their small print says so stating they are not liable. Traffic, breakdowns, getting lost and just deciding to come another time happens
WATCH FOR THIS
Agents are notorious for doing this: You made a deal. They have promised and sugar-coated everything telling you everything you want to hear. They pick-up all your stuff and when it comes time to deliver? THEY WANT MORE MONEY!
INCREDIBLE BUT TRUE
That small print or their boldness mixed with risk and of course after sizing you up brings about the Jesse James dynamics of "this is a hold-up". Unless you pay the extra they hold your goods ransom. You get a story to soften the blow however
THE HATE IS IN THE AIR
What can you do? Litigation is not an option. Its costly, time-consuming and in some cases out of state and they know this. Negotiating becomes near worthless as they have the gold and they rule. Take it or leave it is there stance but it gets worse! They will charge you for storage for every day they have your stuff
